How does the payment work at the time of booking?
Payment is required at booking

At the time of booking, you are required to make:

• Your first rent payment
• Your last rent payment
• The service fee payment

Do I pay my rent month to month, or weekly?

Rent is paid every 4 weeks with flexible lease terms

We allow flexible lease terms, and rent payment is due every 4 weeks.

A payment plan will be generated and added to the end of your lease agreement for your reference.

Can I get a full refund if I cancel early?

• Yes, if you cancel more than 45 days before arrival.
• You get a full refund and no further rent liability.
• Refund is processed within 10 days.
  
  

What if I cancel 15–30 days before arrival?

• Charged 2 weeks’ rent.
• Remaining lease liability is waived after this charge.
• Any extra rent paid is refunded within 10 days.
  
  

What if I cancel less than 15 days before arrival?

• Charged 4 weeks’ rent.
• Remaining lease liability is waived after this charge.
• Any extra rent paid is refunded within 10 days.
  
  

Are there exceptions for emergencies or visa issues?

• Yes.
• With valid proof (medical emergency or visa refusal):
  • Full waiver of remaining rent liability applies.
  • Eligible payments are refunded within 10 days.
    
    

Is the booking fee refundable?

• No.
• The $200 fee is non-refundable in all cases.
  
  

What if I leave early without approval?

• You must pay rent until the lease end date.
  
  

Can I leave early for special reasons?

• Yes, only if all conditions are met:
  • Valid documented reason + approval
  • Approved replacement tenant with no gap
  • $200 admin fee for replacement processing
  • If provider finds replacement: $250 fee applies
• You remain liable for rent until replacement starts or lease ends.
  
  

How do I cancel?

• In writing.
• Cancellation date is the submission date.
  
  

How long do refunds take?

• Within 10 days if eligible.
  
  

Can the policy change?

• Yes.
• It may change anytime, with or without notice.
  
  

What does booking mean?
