Payment & Cancellation
Payment Terms
Full Payment
The total annual rent is due in August. For bookings made later in the cycle, payment must be cleared prior to the commencement of the Tenancy Agreement.
Instalment Options
Choosing an instalment plan requires a qualifying guarantor. The payment structures are divided by location:
Schedule:
August: 5% of total rent (due prior to move-in).
October: 29% of total rent.
January: 33% of total rent.
April: 33% of total rent.
Cancellation Policy
Cooling-Off Periods
Tenants are granted a 7-day cooling-off period following the signing of the Tenancy Agreement. For bookings finalised shortly before the move-in date, this window is reduced:
Bookings before August 1st: Cancellation is permitted within 7 days of signing or until the tenancy start date, whichever occurs first.
Bookings on or after August 1st: The window is limited to 3 days post-signing or until the tenancy commences.
Cancellation requests must be submitted via email to the respective property office with all necessary documentation. Approved refunds are processed within 10 days, though international transfers may incur additional time and bank fees.
Post-Cooling-Off and Mid-Tenancy Termination
Once the cooling-off period expires, the agreement is legally binding. To terminate early, the tenant must source a qualified replacement (a full-time student aged 18+) who completes a new agreement and provides a guarantor.
The original tenant remains liable for all rent until the new occupant has signed, paid, and moved in. An administrative fee of £50 applies to room transfers in Sheffield and Belfast; Dublin follows specific deposit regulations.
Provider-Initiated Cancellation
The landlord reserves the right to void the agreement if the tenant or guarantor fails to sign within the designated timeframe, fails to provide a valid guarantor after two requests, or neglects to pay the first instalment and check in within three days of the start date.
Conversely, if the provider cannot fulfil the booking, they must offer comparable alternative housing or a total refund.
"No Place, No Stay, No Stress" Policy
Prospective students may cancel without penalty if they are denied a university place, have a visa rejected, or face government-mandated travel restrictions. Formal evidence must be emailed to the property within 48 hours of the student receiving their official notification. This policy is void once the tenancy has officially begun.
Room Modifications
Relocations after check-in are generally not permitted. Rare exceptions depend on availability and incur a £/€50 processing fee plus any applicable rent increases for higher-tier rooms.
