  • When rent is due:

    • Instalments: 14 days before the contract start date

    • Full payment: by 1st August, before the contract start date

    • Rent must be fully paid before moving in

  • Communication requirement:
     Students must inform the Property Manager early if they have difficulty paying on time to avoid issues.

  • Deferred payment option (only if approved):

    • Must be agreed by the Property Manager with supporting evidence (e.g., loan schedule)

    • Standard minimum upfront payment: 2 weeks’ rent before move-in

    • Exception (Brayford Quay, Lincoln): 4 weeks’ rent before move-in

    • £50 admin fee applies for setting up a deferral and must be paid before move-in

Where can I find the full termination policy?
It is available in the booking section and on the documents page. You must read and understand it before confirming your booking.


Can I cancel within the initial period?
Yes. You may cancel within 7 days of accepting the offer or paying the deposit (whichever occurs first), provided you have not moved into the property. If eligible, your security deposit will be refunded in full.


How long does it take to receive the deposit refund?
Refunds are normally processed within 28 working days of cancellation. If the deposit has already been secured with a third-party protection scheme, the refund may take up to 60 days due to the scheme’s processing time. In this case, the refund will be issued directly by the scheme and may require a repayment reference provided by them. The landlord cannot influence or speed up this process. Deposits are legally required to be protected in a third-party scheme.


What happens if I cancel after the 7-day initial period?
You remain liable for rent on a weekly basis, including any part-week, until the room is re-let.


When will I be released from the agreement after late cancellation?
You will only be released once the room has been successfully re-let and any required release payment or fees have been paid.
