Payment Terms
What payment options are available?
You can pay in full before arrival or in August, in 4 termly instalments (10% upfront in August, then 30% in October, January, and April), or in monthly instalments (10% upfront in August, then 10% each month).
Do I need a guarantor?
A guarantor is required if you choose to pay by termly or monthly instalments.
What are the guarantor requirements?
The guarantor must be UK-based, earn at least 3 times the monthly rent, and pass the property's approval process. International guarantors are not accepted, but approved third-party guarantor services are accepted.
What deposits are required?
A booking deposit equal to 1 week's rent is required when you apply. A security deposit equal to 5 weeks' rent is also required, with the initial 1-week holding deposit deducted, leaving 4 weeks' rent payable after referencing and guarantor approval.
Is there an alternative to paying a security deposit?
Yes. You can choose Reposit, a non-refundable deposit replacement scheme costing the equivalent of 1 week's rent, subject to a minimum charge of £150.
When is the security deposit refunded?
The security deposit is refunded at the end of the tenancy, subject to the terms of the tenancy agreement.
Do I need to pay rent in advance?
Yes. In addition to the security deposit or Reposit payment, you must pay 1 month's rent in advance.
Cancellation Policy
Can I cancel my booking during the cooling-off period?
Yes. You can cancel within the applicable cooling-off period and receive a full refund. Clearing bookings do not include a cooling-off period.
Can I cancel if my visa is refused or I don't get a university place?
Yes. You may cancel under the No Visa, No Pay or No Place, No Pay policies if you provide the required supporting evidence within 48 hours of the relevant decision. Refunds are not available if you fail to meet university application requirements, miss deadlines, or do not complete the required visa or CAS process. If your tenancy has already started, these policies no longer apply.
Can I cancel after checking in?
No. Once you have checked in, you cannot cancel unless a suitable replacement tenant is found to take over your tenancy. You remain responsible for the tenancy until then.
How do I request a cancellation?
You must notify the accommodation provider in writing and submit the required supporting evidence within 48 hours of the event giving rise to the cancellation request. Additional documentation may be requested before a decision is made.
Will I receive a refund if my cancellation is approved?
Yes. If your cancellation is approved under the applicable policy or a replacement tenant takes over your tenancy, eligible payments will be refunded.
