Cancellation Policy

Can I cancel my booking?

If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:

  • You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
  • If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.

1st Year Applicants Only

If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.

To apply to be released from the agreement you will need to provide:

  • Written confirmation that you wish to cancel your reservation.
  • Supporting evidence from the University or UCAS.

Special conditions

You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.

Horrible experience. Moved rooms 3 times. First room was dirty, broken toilet for months, water coming under the floor from the balcony and loose tiles in the bathroom. later found out that the floor would've fallen through if we continued to live in that room and hadn't gotten on and on at them to move us. We were on the 8th floor. Our second room was a 'show room' so we were guaranteed no issues. It was better than the first but still had broken and dirty furniture. Months pass by and it's a learn to live with it situation and a few days ago the main water pipe burst, effectively flooding our room completely, the hallway outside and several studios that were below and next to ours. It took ages for anyone to get to the building and the out of hours team never showed up even though I called them when the flood started at 5pm. The flood caused a huge amount of damage to all of our laptops and other technology and other belongings. Thankfully, we're moving out in less than a week. DO NOT STAY HERE!

If you're even thinking of staying here, stop now whilst you still can. Joke of an accommodation. One member of staff, feels like 0 members of staff since they are never actually here. Just stay at IQ Penworks which is around the corner. They have 24/7 staff and the building is a lot better. Save yourself whilst you still can.

I stayed in Lucas studios last year due to the attraction of their rooms. Whilst this lived somewhat to expectations (aside from the cleanliness, malfunctioning washing machines, flooding on ground floor and one or two pieces of broken furniture), their service is their main downfall. The receptionist is almost never in meaning you have to wait days (even weeks!) to receive your post and the student wardens are more responsive than him - without them I would not have survived. I have dealt with the Studio's higher organisation level many times and they don't seem to give a damn either. I even experienced students smoking weed on my floor with photographic evidence and still nothing was done about it.

Was happy to get such a spacious accommodation when first moving in. They ask you complete a maintenance form on check in...that application wasn’t available, so I made note of all the problems or potential problems so I could document that, I let the site manager know he had a look and said he’d come back resolve them. Never did. could only get hot water in the morning, after 5pm the hot water would shut off. The communal areas were cleaned once and that was on the week everyone moved in, since then the corridors have been left in a state, a flood has accorded even after the flood nobody has been in the clean the building, even through covid I haven’t seen any evidence of a thorough clean never mind a basic clean. Basic hygiene and maintenance shouldn’t have to be challenged. No support from staff, no security, nobody at the desk after 4pm so if you have a delivery good luck lol. No ventilation in the rooms, so if you’re cooking, straightening your hair or whatever else that involves smoke or whatever...the smoke alarm will go off :). Rubbish areas are disgusting, I would dread taking out my rubbish each week, on a few occasions Ive seen mice. Overall, I wouldn’t recommend any of my friends or peers to this accommodation, due to the lack of basic hygiene, student safety and even facilities. Rude and loud neighbours, who aren’t considerate of other students circumstances. There are many surrounding accommodations which have a lot more to offer and are secure and clean. I wish I could get my money back. Never again.
