About St James' House Roost

Sunderland is a port city in North East England's Tyne and Wear county. Its origins can be traced back to the Stone Age. Sunderland residents are referred to as "Mackems."

St James' House Roost is a student housing in Sunderland that provides studios. They come in five styles: Gold Studio, Silver Studio, Bronze Studio, Platinum Studio, and Silver Plus Studio. All room types include a double bed, under bed storage, a study desk and a chair, a wardrobe, and a chest of drawers. 

The property offers many amenities and services. The amenities include high-speed Wi-Fi, contents insurance, 24/7 on-site staff, a secured deposit, bike storage, a social calendar, and ANUK accreditation. Other services include a gym, a communal lounge, a study room, a cinema room, and a hosting kitchen.

The premises has a perfect location at St James’ Street, just a short drive from the city centre. It is surrounded by many exciting and lively locations, including eatery spots, entertainment venues, and other places of interest. If you’re craving some delicious pasta, Topolino Italian Restaurant is just an 11-minute walk from the building and it serves Italian fare including pasta and pizza plus desserts in an artful space. Chiquito is another nearby restaurant offering Mexican cuisine plates plus drinks in a colourful and modern atmosphere. If you wish to grab a quick bite, Meat: Stack diner is nine minutes away and it serves the best burgers in the neighbourhood! When you need to do some grocery shopping, Tesco Express supermarket is just three minutes away and it has plenty of products at discounted prices to cater to your needs. You may go for a refreshing casual stroll after your busy day on campus at Leazes Park. It’s just a four-minute walk from the property and it has spacious greenery, beautiful scenery, and wooden benches by a lake. Over the weekend, you may enjoy a night out with your friends and watch the latest box office movies at the Cineworld movie theatre. You may also choose to go on a shopping spree at Eldon Garden Shopping Centre where you can find lots of shops, stores, and boutiques. Another thing you can do during the weekend is go about exploring the local history of the city by visiting the Discovery Museum which has many interesting exhibitions and artefacts.

University of Sunderland is a 30-minute ride, Newcastle University is a seven-minute walk, and Northumbria University is a 14-minute walk. The building is a four-minute walk from Barrack Road-St James Park bus station and a two-minute walk from Strawberry Place bus station. St James subway station is a three-minute walk and Haymarket subway station is a seven-minute walk.

International students can pay monthly, termly or annually for long-term bookings without a UK guarantor.

Cancellation Policy

Bookings made before 1st August:

7-Day Cooling Off Period

If you decide to cancel your accommodation booking within 7 days of accepting your tenancy agreement, you will receive a full refund of your booking fee. 

If you secure your accommodation and then cancel it due to the following reasons: 

  • Failure to receive grades (all academic years)
  • Failure to obtain a VISA (all academic years)
  • Studying in an alternative City

Official written evidence from the University (and/or UCAS/relevant VISA authorities) must be sent directly to the Property Team within 3 calendar days of the results or decision being published. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned.

If none of the above reasons is applicable, you will be required to find a replacement person to take over your tenancy. Any bookings made after 1st August will have a 24hr cooling off period

After Cooling Off Period

Students can cancel after the cooling-off period for the following reasons: 

  • Failure to receive grades
  • Failure to obtain a visa
  • Studying in an alternative city
  • The pre-sessional English language course required to take up their university place is cancelled
  • Government travel restrictions prevent them from travelling to the UK.
  • They are enrolled on a face-to-face course, and the University delays the start of the course.

Bookings made on or after 1st August 2020

If you book your accommodation after 1st August 2020, your cooling-off period will reduce to 24 hours only from the point of acceptance. If you cancel your booking within these 24 hours, your full deposit will be returned. Should you wish to cancel after these 24 hours, the previous procedures will apply depending on your circumstances.

COVID Update

We will seek to delay the start of the tenancy for any new residents who were due to arrive in the UK, but cannot check-in because of flight cancellations, visa delays or travel restrictions. 

 For residents who have already checked in and can’t return to their Student Roost home because of the restrictions in the UK, we’re pleased to offer a discount of up to 6 weeks’ rent. This will largely affect UK domestic students, but may also affect some international students who travelled home for the holidays.

Honestly a really nice place to live. St James' House offers studio apartments which allow you to have your own personal space while still being able to live among other students. The rooms themselves are modern and spacious, with each room having its own kitchen and washing machine/dryer. Really no hassle living here because the staff are always on top of getting any issues sorted out ASAP, allowing your stay here to be stress free. Also really close to universities (only a 5 minute walk to Newcastle University) and the general city center location means everything you need is within walking distance, therefore no need for a transportation budget. There are also regular social events which occur in partnership with other Derwent Students' accommodations, allowing you to expand your social sphere and make friends quickly. Would definitely recommend to anyone looking for a modern, comfortable, self-contained studio in the heart of Newcastle's city center.

Great accommodation with friendly staff and the best location in Newcastle as it is between the business school and the main campus so it's a very short walk to either. Great facilities with gym and common room. Washing machines in every studio is a big plus as it is very rare for student accommodations.
