This Sunderland student accommodation has a high-speed free Wi-Fi connection, contents insurance, laundry facilities, car parking spaces, parcel collection, communal rooms, and study rooms. There is a game room for your daily does of adrenaline as well.

*This purpose-built student accommodation is covered by the Tenant Fees Act. The booking fee is £50 and there is no deposit required.

- Deposit: goes towards the first installment once the booking is confirmed - If you cancelled the booking within 7 days of payment and completing booking, the deposit will be refunded. 

Cancellation Policy

If you have entered into the Tenancy Agreement and you wish to cancel your booking, you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria:

  • you notify us of your intention to cancel your booking prior to 1 August or, if your Tenancy Start Date (as defined in your Tenancy Agreement) is in any month other than September, 28 days before your Tenancy Start Date.

  • you notify us of your intention to cancel within 7 days of payment of your Booking Fee (if you have paid a Booking Fee) and you have not collected your keys.

  • Your UK Visa application has been denied.

  • You have failed to obtain the required qualifications to get into your first University of choice. 

Where proof is provided in accordance with these terms and conditions and to our reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation.

All cancellation notifications must be requested directly from the student by an email.

I had a mixed experience staying at iQ Stephenson House for the past 11 months. Generally, it is good value for money - the rooms are spacious, as are the communal areas and common room/games room, and the furniture is modern. The reception staff are also very friendly and approachable, and always there to support you. Another bonus is that there is always someone at reception (staff during the day, security at night and weekends), so you can be sure that if you order a parcel, it will be always get delivered! However, when it comes to maintenance, the response (in my experience) was incredibly poor. From November 2020-December 2020, our flat had NO hot water for AN ENTIRE MONTH! This was made worse by the fact that it was winter. Many complaints were made and emails sent, yet it was responded to with absolutely no urgency. The accommodation has a legal, contractual obligation to provide hot water to its tenants yet it failed to do so (which is breaking the law), and when I emailed about this asking for some sort of compensation (i.e. slightly reduced rent or partial refund), I was told that the failure to provide hot water was 'not an issue that would lead to a rent reduction'. Furthermore, our bath/shower was broken for three-four weeks until it got fixed. At first, the problem was made worse, but in the end they did a good job. Side note: if you're sensitive to noise when falling asleep, don't get a room at the front of the building!

I have lived at IQ Stephenson house for the last two years, and I couldn’t recommend it more. The rooms were spacious and a great deal for the money you pay for the rooms. The reception team has been the best team I have seen in the last five years of my university life. They were all lovely and helpful with anything that you need help with. Special thanks to Harley for helping me out with everything in the last two years. The maintenance team was always quick with any fix you require in your room or even in the communal area. Overall I would rate IQ Stephenson a 10/10

Don't get cheated with IQ and Amberstudent, Never deposit currency without finalising , they will burgle your money on the name of terms and conditions.

It's been a month since my summer tenancy at Stephenson House has been taken over by another person and I still haven't recived a refund that has been guaranteed to me back then. The customer support at iQ team hasn't been helpful at all - first, I had to wait a couple of weeks and didn't recive any information on the estimated date when the money will be send back to me. Last week they informed me that the refund has been completed on their end but didn't provide any form of bank statemet that would actually confirm it. After contacting my bank, I was told that there are no transfers awaiting to reach my account. I feel really dissapointed because I have no idea whether I'll ever get back the money that I've paid upfront for a room that I didn't even use. EDIT - the money arrived on my account today. I'm glad that my issue was resolved but leaving my rating with 3 stars only because I was quite dissapointed with the lack of information the iQ team provided throughout the process.
