Cancellation Policy

Can I cancel my booking?

If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:

  • You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
  • If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.

1st Year Applicants Only

If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.

To apply to be released from the agreement you will need to provide:

  • Written confirmation that you wish to cancel your reservation.
  • Supporting evidence from the University or UCAS.

Special conditions

You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.

Please don’t rent here . What a bad experience!!!! I regret it It’s been 3 months since i moved out , and they didn’t return my deposit back yet + they are ignoring my emails and calls. What a shame! 1 star is more than enough

I would strongly recommend NOT booking with Collegiate, after my experience this past year. I spent several months living in fear of my verbally abusive flatmate, which Collegiate were made aware of. 5 months of body-shaming, sexism and anti-social behaviour are just some of the things myself and my female flatmates had to endure with virtually no assistance from the management. Even after sending evidence of destruction to the communal areas (broken furniture, smashed glass etc. which was not cleaned up and mostly unfixed), the only reassurance we recieved was a new cleaning rota made by the site manager. It was extremely disappointing to see the situation not being taken seriously. This situation continued into Lockdown which was extremely distressing, with a solution only being made a month prior to the end of my lease.

Please don't rent here!!! During the first week of my stay, the bookshelf fell, nearly hit my head and damaged many of my items (cell phones, sunglasses, etc.), and I offered a compensation of 400 pounds (very reasonable), but until now 2020.7 I did not receive the compensation I should have received, instead was deducted 100 pounds of deposit. Apartment manager David only perfunctory apology and shirking responsibility, make people angry! It's a bad year!

The room was clean, nice big bed but a really small bathroom. I liked the possibility to use the common rooms. That's a good solution for one night or for a cheap apartment for small periods
