Marsden House is a student housing in Leeds that offers en-suite rooms which come in four styles; Bronze, Bronze Plus, Silver and Silver Plus. En-suite rooms come with comfy beds, study areas fitted with desks and chairs, lots of storage options, as well as their private bathrooms. Residents get access to the shared kitchen and dining room for cooking and lounging.

The property also offers Silver Studios for students who prefer more privacy. These self-contained studios provide you with everything found in an en-suite room, including the private bathroom; and you won’t have to share the kitchen with other residents because these studios come with their own private kitchens.

Marsden House offers superfast Wi-Fi, onsite laundry facilities, and a 24/7 staff presence to help you around the clock. It also offers all-inclusive rent, so no need to worry about any unexpected bills.

The property also houses multiple quiet study spaces, as well as social spaces, such as a games console room, an outdoor courtyard, a garden and a cinema room. It also has an on-site gym and a limited car parking space. Free dual occupancy is available in select rooms.

Marsden House is situated in Leeds city centre. A plethora of restaurants that serve different cuisines are surrounding you. Manjaros serves a blend of African and Caribbean flavours, while MyLahore describes itself as a “British Asian Kitchen”. You can try the best Persian dishes at Haftsin. There are plenty of activities you can do as well. Go to Woodhouse Moor to enjoy the fresh air and the sun, or attend live concerts at Brudenell Social Club. If you’re more into culture and museums; both Leeds City Museum and Leeds Industrial Museum at Armley Mills are within walking distance.

*This purpose-built student accommodation is covered by the Tenant Fees Act. The booking fee is £125, and there is no deposit required.

Payment

International students can pay in 4 instalments for long-term bookings without a UK guarantor.

- Deposit: goes towards the first installment once the booking is confirmed - If you cancelled the booking within 7 days of payment and completing booking, the deposit will be refunded. 

Cancellation Policy

If you have entered into the Tenancy Agreement and you wish to cancel your booking, you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria:

  • you notify us of your intention to cancel your booking prior to 1 August or, if your Tenancy Start Date (as defined in your Tenancy Agreement) is in any month other than September, 28 days before your Tenancy Start Date.

  • you notify us of your intention to cancel within 7 days of payment of your Booking Fee (if you have paid a Booking Fee) and you have not collected your keys.

  • Your UK Visa application has been denied.

  • You have failed to obtain the required qualifications to get into your first University of choice. 

Where proof is provided in accordance with these terms and conditions and to our reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation.

All cancellation notifications must be requested directly from the student by an email.

Do not stay at marsden house it is the worst student accommodation I have ever seen. Since everyone believes it to be the party accommodation the people who stay there are disgusting animals who punch holes in the walls, destroy anything they can and think it’s hilarious. The residents there act like children out for the first time and the “24/7 security” does nothing about it, just laugh with them. There WILL be people in the courtyard until 5am most nights screaming so try not to get a room facing the courtyard because even with the window shut you can hear screams until 5am. I like going out but these people take it to the next level. Don’t stay there unless you wanna live with a load of tramps

Do not go it is a money trap, I moved there in an emergency situation due to being stalked, threatened with murder and criminal damage to my last home so did not get to see the place before they demanded me to pay 4k. They would not let me on site before I payed £4000 and upon arriving saw that there were covid parties everywhere, the flat was filthy and not worth 4k. I left as soon as I came and told them I didn't want the room which they said I had no choice leaving and would have to find a replacement tenant myself. After 10 minutes of being there. Massive scam. I ended up being refunded 4 months later and 20 emails of them saying 'we are processing your situation', when they have a 7 day policy of responding to issues.

People are super loud here and no one is doing anything to make it better I have been living here for four days and I couldn’t have one whole night sleep Especially during the pandemic period, this accommodation is turning into a club at night The picture is at 1am I hope I can upload video

Flat got broken into today, almost everyone has been robbed this year, no joke - they haven't implemented new security or anything to prevent this. It feels violating and I feel powerless. Can't wait to leave, the flats arent that great anyway.

Living here has been really good personally. Despite having so many students, I don't find myself having sound complaints and rhe reception staff are really helpful and friendly. It feels safe and secure, and I like having an en-suite. Id prefer it to be closer to town personally, but that won't be an issue for a lot of people.
