Is an Advance Payment required when booking accommodation?
If applicable, you will need to pay an initial instalment of the Accommodation Fee, known as the Advance Payment, when making your booking.


What payment methods are accepted?
You can pay the Advance Payment using major credit or debit cards or approved third-party payment providers.


How will I know how much I need to pay?
Before submitting your booking, you will be shown the total annual Accommodation Fee, instalment breakdown, and payment dates for your selected accommodation and Occupation Period.


Is the Advance Payment refundable?
The Advance Payment is generally non-refundable and non-transferable after the applicable cancellation period ends, except where otherwise stated in the terms.


Can I change my payment option?
Yes. You can change your payment option before your Occupation Period starts. Changes made during the cancellation period are free of charge.


Is there a fee for changing my payment option after the cancellation period?
Yes. Changes made after the cancellation period are subject to the provider's discretion and may incur a £50 administration fee.


Are accommodation fees subject to VAT?
The Accommodation Fee for UK residences is not subject to VAT. Other charges quoted on the site generally include VAT at the applicable rate.

Vita Student Cancellation Policy – Academic Year 2025/2026

1. Cooling-Off Period

If you have not booked a Clearing Room (see special terms below), you are entitled to cancel your booking free of charge within the applicable cooling-off period:

  • Bookings made before 27th May 2025: You have 5 days from the booking date to cancel.

  • Bookings made on or after 27th May 2025: You have 48 hours from the booking date to cancel.

2. Additional Cancellation Policies

2.1 No Place, No Pay

You may cancel your booking and receive a full refund if you are not accepted to a university in the same city as your Vita Student accommodation, provided that:

  • You notify Vita Student in writing within 48 hours of learning that your university place was declined.

  • You provide sufficient supporting documentation confirming the university’s decision.

  • The refusal was based on not meeting academic requirements, not due to misconduct, financial reasons, withdrawal, or a revoked offer.

  • You completed all the necessary university application steps on time.

  • The Licence Agreement term has not started, and you have not moved into the accommodation.

Note: If you plan to appeal the university’s decision, you must inform Vita Student immediately. Your eligibility under this policy during and after the appeal will be assessed accordingly.


2.2 No Visa, No Pay

You may cancel and receive a full refund if your student visa to study in the UK is denied, subject to the following:

  • You provide written notice by 16th August 2025, along with sufficient documentation confirming the visa rejection.

  • The refusal was not due to a failure to follow the required procedures for UK Visas and Immigration (UKVI).

  • Your university issued a CAS number, and the rejection was not caused by an incomplete or faulty university application.

3. Payment Terms for 2025/2026

  • You can pay rent in one, two, or four instalments. No guarantor is required for any plan.

  • A booking is confirmed once you pay an Advance Licence Fee equal to two weeks’ rent.

  • No security deposit or guarantor is needed to finalise your booking.
