How are residence fees charged and paid?
Residence fees are charged to your ACORN financial account once your room has been assigned. Fees are assessed by session (Fall, Winter, or Summer).

Residence deposits must be paid through StarRez. After your room is assigned, the deposit will appear as a credit on your ACORN account and will be applied toward your residence charges.

The remaining residence fees must be paid through ACORN by the applicable payment deadlines.


How can I pay my residence fees?
You can pay your ACORN account through a Canadian bank (in person, at an ATM, or through online banking) using your student and account numbers. Payments can also be made through ACORN using VISA or Mastercard; however, a 2.5% convenience fee applies to credit card payments.


Can I choose which charges my payment is applied to?
No. Payments made to ACORN are automatically applied to the oldest outstanding charges first within a session. This means payments intended for residence fees may be applied to tuition or other university charges before residence fees.


What happens if I miss a payment deadline?
Outstanding balances on your ACORN account are subject to service charges. A charge of 1.5% per month (19.56% per year, compounded monthly) is applied on the 15th of each month until the balance is paid in full.


When are Fall and Winter residence fees due?
For first-year students and Fall/Winter upper-year or exchange students:

  • Fall residence fees are due by September 30.

  • Winter residence fees are due by November 30.

For first-year students, residence contracts cover both the Fall and Winter sessions (September to April). Both Fall and Winter fees are typically charged to ACORN in late August or September.


When are Fall-Only residence fees due?
For upper-year and exchange students registered for the Fall-Only session, residence fees are generally charged in late August or September after room assignments are completed and must be paid in full by September 30.


When are Winter-Only residence fees due?
For students registered for the Winter-Only session, residence fees are normally posted in mid-December and must be paid in full by January 31.


When are Summer residence fees due?

  • Full Summer session stays: Fees are due by May 31 or by the 15th of the month in which you move in or the charges are applied, whichever applies.

  • Short-term Summer stays: Fees are due by the 15th of the month in which you move in or the charges are applied.


Do I need to consider my residence deposit when calculating what I owe?
Yes. Your residence deposit will appear as a credit on your ACORN account before residence fees are charged. When calculating tuition and other fees owing, remember to account for this credit and any future residence charges that may not yet appear on your account.

Will I receive a refund if I cancel my residence booking?
For incoming first-year students, residence deposit refunds depend on the reason for cancellation.

You will receive a refund if:

  • Your study permit or visa has not been approved by August 1 and you choose to cancel your residence booking. You may also request to join the residence waitlist, but a new space is not guaranteed.

Your deposit will be forfeited if:

  • You cancel for personal reasons (such as living off-campus or attending another university).

  • Your admission offer is withdrawn because you did not meet admission conditions.

  • You defer your studies to a future academic year.

  • You confirm your intention to move in but do not arrive by the required deadline.


What if my study permit or visa is delayed?
If your study permit or visa has not been approved by August 1, you may wait before making a final decision about your residence space.

  • If your permit is approved before August 25, you can keep your residence space and book a move-in appointment.

  • If it is still pending by August 25, you must notify Residence whether you plan to begin studies in the Fall or Winter semester.


What if I still plan to start in the Fall semester?

You must notify Residence by August 25 that you intend to arrive for the Fall semester and move in by September 15.

  • Your room assignment may change.

  • If your permit is approved between August 25 and September 1, you must provide at least one week's notice of your arrival date.

  • If you do not arrive by September 15, your deposit will be forfeited and you may only be added to the Winter residence waitlist, with no guarantee of housing.


What if I postpone my arrival until the Winter semester?

You must notify Residence by August 25 if you plan to begin studies in the Winter semester.

  • Your deposit will be held and applied to your guaranteed Winter residence space.

  • Your room assignment may change.

  • If you do not arrive for the Winter session, your deposit will be forfeited.


Does withdrawing from the university automatically cancel my residence booking?

No. Residence cancellations must be submitted directly to Student Housing & Residence Life in writing. Withdrawing from the university does not automatically cancel your residence booking.


The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.
