These features include all-inclusive utility bills so that you don’t have to go through all the calculations. High-speed Wi-Fi is available to help facilitate the students’ stay. The building is CCTV-monitored to ensure the safety of the students. There is an online booking feature to make it easier for students to book their stay at The Tramshed. Also, a gym and a playroom are available if you want to have some fun.Preston is a city in Lancashire, northern England. It is the home of Britain's first motorway, the second-largest bus station in Europe and the tallest spire in England. Preston’s history dates back to the Roman Era. The city is large enough to give you plenty of thrills yet small enough for you to become part of the community and not get lost in the crowds.Living in Preston is a lot of fun as a student. Staying at The Tramshed gives you access to the city’s most famous landmarks and eye-catching sites. Escape Reality is a fun escape room centre if you want to go out with friends and do an activity; it is only 3 minutes away from the property. Owl &amp; Bird Of Prey Sanctuary is an animal park for protected raptor species located 12 minutes away from The Tramshed. Lancashire Infantry Museum, a military museum and research centre showcasing weapons, artefacts, medals, and flags, is a 10-minute drive from the building.&nbsp;The property is also close to multiple restaurants, which helps students explore different cuisines and enjoy themselves more. Tesco Express is only a minute away from The Tramshed. McDonald’s is also a minute away if you ever crave fast food.&nbsp;&nbsp;building as well. *To secure your room, the deposit is to be paid 10 days prior to the tenancy's start date.

The Tramshed Overview

Location

To finalise the move-in process, the initial rental payment and the security deposit must be received as cleared funds at least one business day before the tenancy starts. Please note that contracts will not be formally executed until these specific payments are confirmed.Initial Rent CalculationThe amount due for the first month depends on the move-in date:<ul><li dir="ltr">Move-in on or before the 15th: Payment covers the remaining days of the current month. This is calculated by dividing the total annual rent by 365 and multiplying it by the days left in the month.</li><li dir="ltr">Move-in on or after the 16th: Payment must include the pro-rated amount for the current month (calculated as above) plus the full rent for the following month.</li></ul>Security DepositThe deposit is equivalent to five weeks’ rent. To comply with regulations, the tenant must transfer these funds directly; payments from third parties are not accepted.&nbsp;Once paid, the funds are held securely by the Tenancy Deposit Scheme (Custodial).Payment Due DatesRent is due on the 1st of each month, per the Tenancy Agreement, via standing order.For joint tenancies, residents must designate one individual to handle the payment; multiple-account payments may trigger extra fees.

Payment Terms

All tenancy contracts remain subject to final agreement. Cancellation becomes impossible after signing and executing the Tenancy Agreement, plus payment of the first month's rent.The above cancellation policy is a synopsis of the property’s cancellation policy.
