When is rent due, and must it be paid all at once?

Rent is divided into instalments spread across the year to align with student loan disbursements and avoid single lump-sum costs. Specific payment dates vary by location and are detailed in the individual property license agreement or available upon request.

When must the initial deposit be paid to secure a room?

The deposit must be paid at the exact time the tenancy agreement is signed to finalise the booking.

What happens if the booking deposit is not paid within the 7-day window?

The Landlord reserves the right to automatically cancel the reservation and release the room to other applicants. It is critical to contact the property immediately if a delay occurs to prevent losing the accommodation.

Cooling-Off Period

• A 7-day cooling-off period begins immediately upon accepting the agreement.
• If the tenancy has not started and the tenant has not moved in, the agreement can be cancelled in writing for a full refund of rent and deposits. The Landlord may retain any legally permitted booking or admin fees.

Early Tenancy Start

• If the official tenancy start date falls within the 7-day cooling-off period, the cooling-off window shortens and officially expires on the day the tenancy begins.

Cancellation After Cooling-Off Period

• The tenant remains responsible for the lease unless a suitable replacement tenant is found.
• The replacement must be approved by the Landlord and sign a new contract.

Liability After Commencement

• The tenant is liable for the full contractual rent unless an approved replacement tenant is secured.
• The original tenant must pay all outstanding rent and a £50.00 room preparation fee.

Early Termination Due to University Issues

• Written notice can be given if a tenant withdraws, is excluded, or is denied admission to their higher education institution, or if they suspend studies for more than 60 days due to illness.

Error in Termination Notice

• The Landlord will notify the tenant of any defects in the notice or evidence as soon as possible and provide a reasonable opportunity to correct them.

No Place, No Pay / No Visa, No Pay

• First-year students can cancel before the tenancy starts if they do not receive a university offer or are denied a UK study visa, provided written notice and official documentation are submitted.

Termination Due to Tenant's Death

• The agreement ends immediately upon written notice to the Landlord.
• Rent obligations cease from the date of death, and advance payments will be refunded to the tenant's estate.

Accommodation Readiness

• The Landlord must take all lawful and reasonable steps to ensure the room is available.
• If not ready, the Landlord must work to reduce tenant hardship and may offer alternative housing options.
