Payment & Cancellation

Payment Terms

Do I need to pay anything to secure my booking?
Yes. You must pay an advance rent payment of £150 when you apply. This will be deducted from your first rent instalment as “Advance Rent Payment”.

When is the full rent due if I do not have a guarantor?
If you do not provide a guarantor, you must pay the full rent for the tenancy period in advance by 1st August 2026. If this is not paid, your booking may be cancelled.

3. When is my first rent payment due?
The first rent instalment is due on 1st August 2026.

4. When are monthly rent payments due?
After the first instalment, rent is due on the 9th of each month from October onwards, as stated in your Tenancy Agreement.

5. Is rent linked to Student Finance or bursaries?
No. Rent is a contractual obligation and must be paid on the scheduled dates regardless of Student Finance or bursary payment timing.

6. What does my rent include?
Your rent includes:

  • Hot water
  • Electricity
  • Wi-Fi
  • Contents insurance

Laundrette and other on-site services may have separate charges.

7. Can rent prices change after I book?
Advertised prices and offers may change, but your rent is secured once your Tenancy Agreement is signed and the advance rent payment is made.

8. What happens if I do not sign my Tenancy Agreement in time?
You have 5 days to sign after selecting accommodation, or 2 days if booking on/after 1st August 2026. If not signed in time, your booking may be cancelled without penalty.

9. Can my booking be cancelled?
Yes. The provider may refuse or cancel bookings at their discretion. If this happens, any payments made will be fully refunded.

10. Do I need a guarantor?
Yes, unless you choose to pay the full rent upfront. If required, the guarantor must meet eligibility and documentation requirements as outlined in the booking terms.

Cancellation Policy

Can I cancel my booking before the tenancy is confirmed?
Yes. If you cancel before the Tenancy Agreement is countersigned, your advance rent payment (£150) will be refunded in full.

Is there a cooling-off period after booking?
Yes. If you booked online or by phone without viewing the accommodation in person, you have a 72-hour cooling-off period (reduced to 24 hours from 1st August 2026).

During this time, you can cancel your booking as long as you have not moved in.

To cancel, send an email with the subject line:
“Cooling Off Period Cancellation.”

Refunds are processed within 10 working days.

Can I cancel after the cooling-off period but before my tenancy starts?
Yes, but only in exceptional circumstances. You may cancel before the tenancy start date if:

  • You are unable to obtain a UK visa
  • You do not receive the required grades for your university offer
  • You fail to achieve the grades needed to continue your studies

You must provide supporting evidence (e.g. UCAS confirmation or visa refusal) within 72 hours of receiving it.

If approved, your advance rent payment will be refunded.

What happens if my cancellation is approved after the tenancy starts?
If you receive confirmation after your tenancy start date, you will remain liable for rent up to the date your evidence is received and your release is confirmed.

5. Can I cancel for any other reason after booking?
No. After the cooling-off period, no other cancellation requests are accepted before or during the tenancy except for the exceptional circumstances listed above.

6. Can I leave early after my tenancy has started?
Yes. You may end your tenancy early by finding a replacement tenant acceptable to the landlord.

The replacement must:

  • Sign a new agreement
  • Pay rent (which may be at current market rates)

Before approval:

  • Your rent account must be fully up to date
  • Any outstanding rent must be paid

Once the replacement signs and pays, they take over all future rent and obligations. Until then, you remain responsible for rent until the original end date.
