Cancellation Policy

Can I cancel my booking?

If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:

  • You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
  • If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.

1st Year Applicants Only

If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.

To apply to be released from the agreement you will need to provide:

  • Written confirmation that you wish to cancel your reservation.
  • Supporting evidence from the University or UCAS.

Special conditions

You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.

I really like living at The Mill House, probably one of the best places I've stayed at. Fair enough the other residents can be noisy at times but it's all the experience of being in a busy area and city so I don't mind that much. Definitely recommend to other students planning to go to college or uni, very nice living spaces and the people you meet there may become lifelong friends as well :)

Very strategic location with 2 supermarkets! And near distance to bus stop and easy access to city center! Most importantly, the staffs are really really friendly and helpful! Management here is really good and efficient!

The millhouse is a very friendly and cosy accommodation to live in, from the helpful staff to the social rooms being kept to a great standard. Would recommend for students studying at any campus’ across Edinburgh.

The flats and rooms are very nice and have everything that’s needed. The location is good- safe, very close to Aldi, McDonald’s and Saughton Park but pretty far from city center. I don’t recommend living there if you want to use shower- the drain blocks every few days and it needs to be unclogged regularly by the maintenance guy. It’s literally impossible to cope with. The key cards sometimes tend not to work and in the evening there isn’t anyone at the reception desk. There’s 2 vacuum cleaners for the whole building and you need to “borrow” them from reception desk. The staff is helpful, but as soon as you move out the accommodation they forget to respond to your emails. I’ve been trying to get back my 150£ deposit for 4 months straight after moving out. They send you monthly reminders to pay rent but forget to sort things out with the finance team. In September I had a flight to Scotland in the evening and the guard didn’t allow me inside my room because there was no record that I paid my first rent installment- even though I had invoices printed out. I was compensated the next day with some used cookware. All in all it’s a nice place, but not worth the money and nerves. My experience wasn’t the best but I hope it’s better for future tenants.
