About Tramways Roost

Chester, England, has the largest city walls in Britain. The Romans originally built these famous city walls, and today they are popular amongst students and tourists.

Tramways is a popular student housing in Chester. It offers two types of rooms, en-suite and studio. Both of these room types come in three styles; Gold, Silver, and bronze. All en-suite rooms come with small double beds, under bed storage, desks, chairs, shelvings, and wardrobes. The studio rooms provide everything the en-suite rooms offer, plus the privacy of self-contained kitchens, bathrooms, and living spaces. They also offer dual-occupancy at no extra cost.

The building offers students all the essentials, such as high-speed Wi-Fi, contents insurance, and a 24/7 onsite staff for your help around the clock. The facilities include onsite laundry facilities, bike storage, a communal lounge with comfortable places to sit and relax, a pool and tabletop football tables, a big communal bookcase, and a garden area. The building is situated within a gated community for extra security, and it has a social calendar for hosted events all year round.

Tramways is located at Crewe St. Around the building; you’ll find a plethora of exciting places to visit. Sandy Lane Park is a beautiful play area along the River Dee where you can go for a fresh breath of air; it has a sprinkle cushion for you to enjoy. You can hire a boat and row it on the beautiful River Dee at Chester Boat Hire. Enjoy live music events at The Live Rooms, then go grab something to eat at the many amazing restaurants nearby, such as Pierogi, which makes the best handmade Polish dumplings in town, and Upstairs At The Grill.

The University of Chester's Parkgate Road Campus is just a 20-minute walk away. There are 2 bus stops close to the property. Foregate Street (Stop BB) is just a 10-minute walk away, and Bus Interchange is 11 minutes away on foot.
It is also worth noting that Chester train station is just a 2-minute walk away.

International students can pay monthly, termly or annually for long-term bookings without a UK guarantor.

Cancellation Policy

Bookings made before 1st August:

7-Day Cooling Off Period

If you decide to cancel your accommodation booking within 7 days of accepting your tenancy agreement, you will receive a full refund of your booking fee. 

If you secure your accommodation and then cancel it due to the following reasons: 

  • Failure to receive grades (all academic years)
  • Failure to obtain a VISA (all academic years)
  • Studying in an alternative City

Official written evidence from the University (and/or UCAS/relevant VISA authorities) must be sent directly to the Property Team within 3 calendar days of the results or decision being published. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned.

If none of the above reasons is applicable, you will be required to find a replacement person to take over your tenancy. Any bookings made after 1st August will have a 24hr cooling off period

After Cooling Off Period

Students can cancel after the cooling-off period for the following reasons: 

  • Failure to receive grades
  • Failure to obtain a visa
  • Studying in an alternative city
  • The pre-sessional English language course required to take up their university place is cancelled
  • Government travel restrictions prevent them from travelling to the UK.
  • They are enrolled on a face-to-face course, and the University delays the start of the course.

Bookings made on or after 1st August 2020

If you book your accommodation after 1st August 2020, your cooling-off period will reduce to 24 hours only from the point of acceptance. If you cancel your booking within these 24 hours, your full deposit will be returned. Should you wish to cancel after these 24 hours, the previous procedures will apply depending on your circumstances.

COVID Update

We will seek to delay the start of the tenancy for any new residents who were due to arrive in the UK, but cannot check-in because of flight cancellations, visa delays or travel restrictions. 

 For residents who have already checked in and can’t return to their Student Roost home because of the restrictions in the UK, we’re pleased to offer a discount of up to 6 weeks’ rent. This will largely affect UK domestic students, but may also affect some international students who travelled home for the holidays.

Great place to stay whilst studying at Chester uni. Loved being able to have the experience of sharing a student flat, without having to rent a student house. I switched from renting a student house, to here in my last year and the whole experience was better. Cleaner, staff on site at all times (didn't have to wait 2 weeks for the landlord to finally come to the house to sort something) and the biggest thing for me was having my own bathroom. Location is a little further away from the main campus, but it's fab for the train station and the city centre. Social space lacked a bit when I first moved in but they seem to have really worked on it recently so it's a lot nicer. Even through covid, tramways felt like our own town. So that helped with lockdown a lot, I felt really lucky to feel so supported by the staff and the little tramways community.

Great accommodation and good value for money. Loved the fact that it's felt alot safer since all the flats are gated. I was a but nervous to move into a city but knowing there's staff on site whenever you need them was really great. I found studying through covid really difficult but you could tell the staff were really trying to support us all as much as they could through it so I appreciated that. Really liked the flat, it was alot more modern that alot of the student house options I was looking at. I didn't mind that the location wasn't right next to the campus, I thought I might do but I had a job in the city centre. So it was actually really good for travelling there, plus if you don't drive, the station is great for when you wanna go home.

Price is probably on par with most other uni accommodation. The one star I have given is for the location which is convenient for the town, and my room which was nice. However it was also right next to the kitchen which meant any noise travelled right through, which had kept me up many a time at night. Otherwise, would not recommend. Very loud at times on site during the night/quiet hours-these are never enforced. Some members of staff in the office I have found very rude and unhelpful. When I applied for my room they said the gates were locked for security purposes at all times, however if you have things to unload you could ask for them to be unlocked at any time to bring a car in to unload. Yet on the very few occasions I have asked they either refused to open the gate or have been extremely reluctant to do so, and whenever I have needed a trolly there has never been any in reception-meaning my parents on several occasions have had to park on double yellow lines outside to help me in with my stuff-as there is literally no where else to park anywhere near the site. (When we asked the staff about parking they just said ‘yeah there isn’t any’). Also absolutely rife with COVID during the pandemic with no evidence of any attempts to stop any of the many parties or gatherings going on in people’s flats. And the kitchen was filthy when I moved in-especially the oven-and has remained so throughout.
