Payment & Cancellation

Payment Terms

Payment Terms

Do I need a guarantor to book?

Yes, in most cases. All students must provide a guarantor unless they choose to pay the full rent upfront for the entire tenancy period.

Can I book without a guarantor?

Yes. You can secure your booking by paying the full rent in advance. This payment must be made by 1st August 2026.

What happens if I don’t provide a guarantor or pay the full rent?

If neither is provided or payment is not received by the deadline, your booking may be cancelled.

When do I need to sign the tenancy agreement?

You must sign the agreement within:

  • 5 days of booking, or
  • 2 days if booking after 1st August 2026

If not signed in time, the booking may be cancelled without penalty.

When does my tenancy become legally binding?

Once both you and your guarantor sign the agreement, it is countersigned by the landlord. At that point, it becomes legally binding and you are responsible for the full rent.

Do I still have to pay rent if I don’t move in or leave early?

Yes. Once the contract is legally binding, you are responsible for the full rent for the entire tenancy, unless a specific exception applies under the cancellation terms.

When is rent due?

  • First instalment: 1st August 2026
  • Remaining instalments: on dates stated in your tenancy agreement

Is rent linked to Student Finance payments?

No. Rent must be paid according to your tenancy schedule regardless of when Student Finance or bursary payments are received.

Can I pay monthly instead of in large instalments?

Possibly. If you receive monthly bursary funding, you may request a monthly payment plan. Approval is subject to the Residents’ Team.

Can prices change after I book?

Advertised rents may vary during the year, but your rent is secured once your booking and application are completed.

Cancellation Policy

Cancellation Policy

Can I cancel my booking before signing the agreement?

Yes. You may cancel your booking at any time before the agreement is countersigned, and no tenancy obligations will apply.

Is there a cooling-off period after I book?

Yes. If you booked online or by phone without viewing the accommodation in person, you have a cooling-off period of:

  • 72 hours after booking, or
  • 24 hours for bookings made from 1 August 2026 onwards

During this time, you can cancel as long as you have not moved in. To cancel, email the Residents’ Team with the subject line “Cooling Off Period Cancellation.” Refunds are usually processed within 10 working days.

Can I cancel after the cooling-off period?

After the cooling-off period, cancellations are only allowed before your tenancy starts in specific exceptional circumstances:

  • Visa refusal for entry into the UK
  • Failure to obtain required university grades
  • Failure to meet grades needed to continue studies

You must provide supporting evidence (such as UCAS or visa refusal documents) within 72 hours of receiving it.

What happens if I receive confirmation after my tenancy start date?

If your cancellation reason is confirmed after your tenancy has started, you will remain responsible for rent until the date your evidence is received and your release is approved.

Can I end my tenancy if my student status changes?

Yes. You may end your tenancy early if you:

  • Withdraw from your course
  • Are excluded from your course
  • Are refused admission
  • Are absent for over 60 days due to illness with university-approved suspension

You must:

  • Give at least 4 weeks’ written notice
  • State your move-out date
  • Provide official evidence from your institution
  • Vacate by the stated date

What if I want to leave early but don’t meet these conditions?

You may find a replacement tenant. The new tenant must:

  • Sign a new tenancy agreement (possibly at updated market rent)
  • Be approved by the landlord
  • Pay all required amounts before taking over

Until the replacement is fully approved and has moved in, you remain responsible for rent and obligations. Your rent account must also be fully up to date before the process can proceed.

Are there any other ways to cancel my tenancy?

No. Requests outside the conditions listed above will not be accepted before or during the tenancy.

The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.
