What is the purpose of the holding deposit?

The holding deposit serves to reserve the room while the application is processed. It must be paid upon booking and sets a 14-day deadline to sign the tenancy agreement.

What happens to my deposit once I sign the contract?

The holding deposit automatically converts into a security deposit. These funds are held in a protected government scheme (TDS) and are returned at the end of the stay, provided no damages or rent arrears exist.

How is my student status verified?

Enrollment checks are conducted with the relevant university. Once confirmed, an official Offer of Accommodation is sent, and the contract becomes available for electronic signature.

What are my options for paying rent?

Rent is generally due in one full annual payment. However, students with a UK-based guarantor can pay in four instalments. The first payment must be settled five weeks before moving in.

What if you cannot provide me with a room?

If a booking cannot be fulfilled and no alternative is available, the applicant will receive a full refund of their holding deposit via the original payment method.

How long do I have to change my mind after booking?

There is a 14-day cooling-off period starting from the date the Offer of Accommodation is received. During this time, a cancellation entitles the applicant to a full refund of the holding deposit.

What happens if I cancel after the 14-day window?

Once this period expires, the holding deposit is no longer refundable. Additionally, the applicant and their guarantor become legally responsible for the full terms of the tenancy agreement.

Can I be released from my contract if I don't get the required grades?

Yes. If a first-year student fails to meet entry requirements or chooses a different university after exceeding their grades, they can be released. However, official evidence from UCAS or the university must be provided within 72 hours of exam results.

What if my UK Visa application is denied?

The tenancy can be cancelled with a full rent refund if official proof of the visa refusal is submitted within 72 hours of receiving the notification.

Can I cancel if I decide to defer my studies for a year?

Yes, provided notice and evidence are given at least one week before the tenancy starts. In this specific case, any rent paid is refunded, but the holding deposit is kept as a cancellation fee.

What if I want to move out early for other reasons?

To be released from the contract early, a suitable replacement tenant must be found. This person must be a full-time student, at least 18 years old, and have a UK guarantor. A £50 fee is charged for processing this change. If no replacement is found, the original resident must pay the rent for the entire duration of the contract.
