What is the holding deposit and when is it paid?
A holding deposit of £150 is required when the application is completed to secure the booking.
This amount is credited against the first rent instalment and will appear on the payment system as “Holding Deposit.”

Once the Tenancy Agreement has been countersigned, both the tenant and guarantor (if applicable) are fully committed to the contract and all payment obligations stated within it.


Can I secure the booking without a guarantor?
Yes, If no guarantor is provided, the tenant must pay the full rent for the entire tenancy period in advance.
This full payment must be made by 1 August 2026.

If the payment is not received and no guarantor is provided, the booking may be cancelled.


When is rent due?
The first rent instalment is due on 1 August 2026.
Subsequent instalments are due on the dates listed in the Tenancy Agreement.

Rent payment is a contractual obligation between the tenant and landlord and is not dependent on the timing of student finance or bursary payments.


Can I pay rent monthly?
If you receive accommodation funding via a monthly bursary, you may request to pay your rent in monthly instalments.

This option must be arranged by contacting the accommodation team.

Cancellation Policy

Can I cancel before signing the tenancy agreement?
Yes. You can cancel before the agreement is countersigned and will receive a full refund of your holding deposit.


Is there a cooling off period?
Yes, if you booked online or by phone without viewing the accommodation and have not moved in.

  • Seventy-two hours after booking

  • Twenty-four hours from the first of August two thousand twenty-six

  • Cancel by emailing with subject “Cooling Off Period Cancellation”

  • Refund within ten working days

Can I cancel after the cooling-off period?
Yes, only for:

  • Visa refusal

  • Not meeting required university entry grades

  • Not meeting grades to continue studies

Requirements:

  • Evidence within seventy-two hours

  • Holding deposit refunded if approved

Note:
If after tenancy starts, rent is still owed until release is confirmed.


Can I end my tenancy early due to a student status change?
Yes, only if:

  • You withdraw, are excluded, or refused admission

  • You are absent for more than sixty days due to illness with approved suspension

Requirements:

  • Four weeks’ written notice

  • Move-out date and official evidence

  • Must leave on stated date


Can I leave early for other reasons?
Yes, only by finding a replacement tenant.

Conditions:

  • Rent must be fully up-to-date

  • Replacement must sign a new agreement and pay required amounts

Result:
Replacement takes over responsibility once complete; you remain liable until then.
