What payment plans are available?

• 1 payment in August (no guarantor).

• 2 payments in August and December (no guarantor).

• 3 instalments aligned with student finance payments (guarantor required).

• 10 monthly Direct Debit payments (guarantor required).

Rent is due on the dates stated in the tenancy agreement unless an approved deferment is in place.

When is a guarantor required?

For the 3-instalment and 10-month payment plans only.

How can I pay?

• Direct Debit (UK bank account required).

• Online payment service via the resident portal/app.

• Credit or debit card.

Residents must set up the required payment arrangements when signing the tenancy agreement.

Can I defer rent until I receive student finance?
Yes, if you are receiving UK student finance and provide evidence of:

• Your funding amount.

• Your payment dates.

Without acceptable evidence, rent remains due on the original dates and alternative payment arrangements must be made.

What evidence is required for a deferment?
You must provide:

• Maintenance loan payment dates and amounts.

• An entitlement summary showing your name and total funding entitlement.

• Your accommodation booking details.

All information must be clearly visible.

When does a deferment become valid?
Only after it has been approved and you have accepted the approved changes.
Until then, the original payment dates remain in force.

Are there any deferment restrictions?
Yes.

• Deferments are only available for payment dates shown on official student finance documentation.

• Residents must update rent collection arrangements to reflect approved deferred dates.

• A deferment changes payment dates only and does not remove the obligation to pay rent.

What is the cooling-off period?

• 3 working days after booking confirmation.

• Cancel before the deadline or key collection (whichever is sooner).

• You must find a replacement tenant (no guarantee of success)

• You remain liable for rent until a replacement is found

• The cooling-off period no longer applies once you move in

• £75 fee still applies

What is required for a replacement tenant?

• Must be accepted under the contract

• Must complete all paperwork and payments

• Only then does your liability end and refunds are processed
  
  

Will I get help finding a replacement tenant?

• Yes, but only when the property is fully occupied

• No guarantee a replacement will be found
  
  

Do these rules affect my legal rights?
