Is a deposit required to secure a room booking?
Yes. A refundable booking/security deposit is required to secure the room reservation.


When is the deposit refunded?
The deposit will be returned within 4 weeks after occupancy ends, subject to completion of a room inspection.


Can deductions be made from the deposit?
Yes. Deductions may be applied for:

  • Any outstanding utility bills

  • Deep cleaning requirements

  • Damage to the room

What payment plan options are available?
Full Academic Year

The full academic year covers the standard 40-week student term, running from September to June.


How is the academic year divided?
The year is divided into:

  • Semester 1: September to January

  • Semester 2: January to June

What happens if occupancy ends early?
Leaving before the end of the agreed term does not remove payment responsibility. The student remains liable for the full term unless a replacement student is found.


Which payment methods are accepted?
Accepted payment methods are:

  • Bank Transfer / Electronic Fund Transfer (EFT): Primarily used for upfront or semester-based lump-sum payments

  • Direct Debit: Mandatory for students selecting the recurring monthly instalment plan

  • Credit / Debit Card: Accepted through the online student booking portal for deposits or initial payments

What instalment options are available?
Upfront / Semester Payment Option

Payments are made in two larger instalments, each payable before the start of the relevant semester.

Monthly Instalment Option

  • Payments are divided into 8 equal monthly instalments

  • Each instalment is strictly due on the 1st day of each month

Are there penalties for late payment?
Yes. Payments that remain unpaid for more than 7 days after the due date incur a mandatory administration fee of €30 per week.


When is a guarantor mandatory?
A guarantor is strictly mandatory for students choosing the 8-month instalment plan.

What is the guarantor’s role?
The guarantor is a designated third party (commonly a parent or guardian) who must legally sign a guarantor surety agreement.


What liability does the guarantor accept?
If the student defaults, the guarantor assumes full legal and financial responsibility for payment of the rent.

What happens if I cancel or revoke my accommodation licence?
If you cancel or revoke your licence, the following amounts are not refundable:

  • Deposit

  • Surety Payment

  • Licence Fee

Are there any exceptions where a refund is available?
Yes. A refund is only available if:

  • You nominate a replacement licensee, and

  • The replacement licensee is approved by the licensor.

Can the licensor take steps to reduce losses after cancellation?
Yes. The licensor may appoint its agent to license the apartment to another person in order to minimise losses for both the licensee and the licensor (see the relevant licence clause).
