How much is the initial payment to hold the room? 

An advance rent payment of €100 is required. This is not an extra fee; it is credited toward the first rent instalment.

When does the contract become legally binding? 

Once the license is countersigned, the resident and guarantor are fully committed to all payments outlined in the agreement.

What does the license fee cover? 

The fee includes the room rent plus a contribution toward utilities and Wi-Fi. The landlord reserves the right to adjust the utility portion if service costs change during the year.

What are the payment instalment options?

• 51-Week Tenancy: Pay in full, or in 2 or 9 instalments.
• 39-Week Tenancy: Pay in full, or in 2 or 8 instalments. The first payment is due on August 1, 2026.

What if my student loan is late? 

Rent remains a strict contractual obligation. The resident is required to pay on time, even if student finance or bursary payments are delayed.

Is there a cost to switch rooms? 

Any room changes requested after the license period has started will result in a €100 administrative charge.

What happens if the agreement hasn't been signed by the landlord yet? 

If the booking is cancelled before the landlord countersigns the document, the full advance rent payment is refunded.

Is there a period where I can change my mind after booking? 

Yes. A 72-hour "cooling-off" period is available for those who booked remotely and haven't viewed the property. Note that for bookings made on or after August 1, 2026, this window shortens to 24 hours. This is only valid if the resident has not moved in.

How is a cooling-off cancellation processed? 

The resident must email the Residents’ Team using the specific subject line “Cooling Off Period Cancellation.” Refunds are typically returned within 10 working days.

Can I cancel after the cooling-off period has ended? 

Cancellations after this point (but before the move-in date) are only permitted for specific reasons: failing to meet academic grades or a visa refusal. Proof must be sent within 72 hours of the resident receiving it. In these cases, €50 is kept for admin costs, and €50 is refunded.

What if I need to leave my contract early? 

The resident must find a suitable replacement tenant. The new tenant will sign their own contract at the current market rate. The original resident is responsible for all rent payments until the new tenant has signed the agreement and paid their dues.

Are there special rules for the summer months? 

Between May 1 and October 1, a resident may terminate the agreement provided they serve a valid Notice of Termination and meet the minimum statutory notice requirements.
