Payment Terms
When do I need to pay the advance rent?
To secure your accommodation, you must pay an advance rent payment of €100. This amount is credited toward your first rent instalment.
Is the advance rent refundable?
The advance rent is applied to your first rent payment. Once the Licence to Reside has been signed by all parties and countersigned by the landlord, you are committed to the tenancy and the payment obligations outlined in the agreement.
What does my rent include?
Your licence fee covers your room rent and a contribution toward utility and Wi-Fi costs.
Which bills are included in my accommodation costs?
Your service charge contributes toward:

Additionally, contents insurance is included in your rent.
Can utility and Wi-Fi charges change during my tenancy?
Yes. The utility and Wi-Fi contribution included in your licence fee may be reviewed and adjusted during your tenancy to reflect changes in operating costs.
When do I need to sign my Licence to Reside?
After selecting your accommodation, you and your guarantor (if required) will normally have five days to sign the Licence to Reside.
What happens if I book after 1 August 2026?
For bookings made after 1 August 2026, the signing period is reduced to two days for both the applicant and guarantor.
When does my tenancy agreement become legally binding?
The agreement becomes legally binding once it has been signed by the applicant and guarantor (where applicable) and countersigned by the landlord.
What happens if I do not sign the licence within the required timeframe?
If the licence is not signed within the allowed period, your booking may be cancelled immediately. The accommodation provider is not required to hold the room, provide alternative accommodation, or offer compensation.
Am I still responsible for rent if I do not move in or leave early?
Yes. Once the agreement becomes legally binding, you and your guarantor remain responsible for paying the full rent for the contracted tenancy period, even if you do not move in or decide to leave early.

When is the first rent instalment due?
The first instalment is due on 1 August 2026. Any remaining payment dates will be listed in your Licence to Reside.
Can I delay rent payments until I receive my student finance or bursary?
No. Rent payments must be made according to the dates specified in your licence agreement, regardless of when student finance, grants, or bursaries are received.
Are laundry costs included in the rent?
No. Laundry facilities are available on-site, but charges apply at the current vending rates.
Can accommodation prices change?
Advertised rents and promotional offers may change throughout the year. Your room rate is secured once the licence has been signed by all required parties and the advance rent has been paid.
Do special offers have separate terms and conditions?
Yes. Any promotional offers are subject to their own specific terms and conditions.
Cancellation Policy
Can I cancel my booking before the tenancy agreement is countersigned?
Yes. If you cancel your booking before the Licence to Reside has been countersigned by the landlord, your advance rent payment will be refunded in full.
Is there a cooling-off period?
Yes. If you booked online or by phone and have not viewed the accommodation in person, you may cancel within the cooling-off period.
72 hours from the time of booking for bookings made before 1 August 2026.
24 hours from the time of booking for bookings made on or after 1 August 2026.
You must not have moved into the accommodation to qualify.
How do I cancel during the cooling-off period?
You must send an email with the subject line "Cooling Off Period Cancellation" before the cooling-off period expires.
Will I receive a refund if I cancel during the cooling-off period?
Yes. Any eligible refund will be processed within 10 working days.
Can I cancel my booking after the cooling-off period?
You may be able to cancel before your tenancy start date if you experience one of the following exceptional circumstances:
Your visa application to enter Ireland is refused.
You do not receive the grades required to attend your chosen university or college.
You fail to achieve the grades needed to continue your studies.
What evidence do I need to provide for an exceptional circumstances cancellation?
You must provide supporting documentation, such as:
A visa refusal notice.
A CAO, UCAS, or equivalent results notification.
The evidence must be submitted to the Residents' Team within 72 hours of receiving it.
What refund will I receive if my exceptional circumstances cancellation is approved?
If your cancellation is approved:
€50 of your €100 advance rent will be retained as an administration fee.
The remaining €50 will be refunded.
Your Licence to Reside will be terminated.
Can I cancel my tenancy after it has started?
Once your tenancy has started, you remain responsible for the rent and obligations under the agreement unless a valid termination right applies or a suitable replacement tenant is found.
Can I find someone to take over my tenancy?
Yes. If you wish to leave before the end of your tenancy, you may propose a replacement tenant who is acceptable to the landlord.
What conditions must be met before a replacement tenant is accepted?
Before a replacement tenant can take over your tenancy:
Your rent account must be fully up to date.
Any outstanding rent due up to your departure date must be paid.
The replacement tenant must sign a new tenancy agreement and make any required payments.
When does my responsibility for rent end if I find a replacement tenant?|
You remain responsible for all rent and tenancy obligations until the replacement tenant has signed their agreement and completed the required payments. After that, responsibility transfers to the new tenant.
Can the replacement tenant pay a different rent amount?
Yes. The replacement tenant may be offered the room at the current market rate, which may differ from your rent.
Can I terminate my tenancy by giving notice?
During the period from 1 May to 1 October, you may be able to terminate your agreement by serving a valid Notice of Termination and providing the minimum statutory notice required under Irish law.
What happens if I simply decide not to move in?
Once the Licence to Reside has been signed by all parties and countersigned by the landlord, you remain liable for the rent and other contractual obligations unless you qualify for an approved cancellation or replacement tenant arrangement.
