Payment & Cancellation
Payment Terms
Is there an advance rent payment required to secure my booking?
Yes. To secure your accommodation, you must pay an advance rent payment of €100. This amount will be credited towards your first rent instalment.
When does my tenancy agreement become legally binding?
Your tenancy becomes legally binding once both you and your guarantor (if required) have signed the Licence to Reside and it has been countersigned by the landlord.
What happens if I do not sign the Licence to Reside on time?
You and your guarantor must sign the agreement within five days of receiving it (or within two days for bookings made after 1 August 2026). If the agreement is not signed within the required timeframe, your booking may be cancelled.
Am I still responsible for paying rent if I do not move in?
Yes. Once the Licence to Reside has been fully executed, you and your guarantor remain responsible for all rent payments for the duration of the tenancy, even if you choose not to move in or decide to leave early.

When is the first rent instalment due?
The first rent instalment is due on 1 August 2026. Any remaining instalment dates will be outlined in your Licence to Reside agreement.
Are utility bills included in the rent?
Your licence fee includes a contribution towards utility costs and Wi-Fi, which may cover:
Electricity
Gas
Heating
Hot water
Wi-Fi
Please note that the utility and Wi-Fi contribution may be reviewed and adjusted during your tenancy to reflect changes in operating costs.
Is contents insurance included?
Yes. Contents insurance is included as part of your rent.
Are laundry facilities included in the rent?
No. An on-site laundrette is available, but laundry services are charged separately. Please contact the property team for current vending prices.
Can rent prices change before I complete my booking?
Yes. Advertised rents and promotional offers may change throughout the year. Your room rate is secured once the advance rent has been paid and all required parties have signed the tenancy agreement.
Do student finance or bursary payment delays affect my rent obligations?
No. Rent payments remain due on the dates specified in your tenancy agreement regardless of when student finance, grants, or bursary payments are received.
Are special offers subject to separate terms and conditions?
Yes. Any promotional offers or discounts are subject to their own specific terms and conditions.
Cancellation Policy
Can I cancel my booking before the tenancy agreement is countersigned?
Yes. If you cancel your booking before the tenancy agreement has been countersigned, your advance rent payment will be refunded in full.
Is there a cooling-off period after booking?
Yes. If you booked online or by phone and have not viewed the accommodation in person, you can cancel within 72 hours of booking (reduced to 24 hours for bookings made from 1 August 2026 onwards), provided you have not moved in.
How do I cancel during the cooling-off period?
You must send an email within the cooling-off period and use the subject line "Cooling Off Period Cancellation." Any eligible refund will be processed within 10 working days.
Can I cancel after the cooling-off period?
You may be able to cancel before your tenancy start date if you:
Are unable to obtain a visa to study in Ireland.
Do not receive the grades required for admission to your chosen university or college.
Fail to achieve the grades needed to continue your studies.
Supporting evidence must be provided to the Residents' Team within 72 hours of receiving the relevant decision.
Will I receive a refund if my cancellation is approved under exceptional circumstances?
Yes. If your cancellation is approved, €50 will be retained from your advance rent payment to cover administrative costs, and the remaining €50 will be refunded. Your licence agreement will then be terminated.
What evidence do I need to provide for an exceptional circumstances cancellation?
You must provide official supporting documentation, such as a visa refusal letter, CAO notification, UCAS confirmation, or other relevant evidence confirming your circumstances.
Can I leave my accommodation before the end of my tenancy?
Yes, but you remain responsible for the tenancy unless a suitable replacement occupier is found and approved by the landlord.
Can I find a replacement occupier if I want to leave early?
Yes. You may nominate a replacement occupier who meets the landlord's requirements. The replacement tenant must sign a new agreement and complete all required payments before the transfer can be completed.
What conditions must be met before a replacement occupier is accepted?
Before a replacement occupier can take over the tenancy:
Your rent account must be fully up to date.
Any outstanding rent up to your departure date must be paid.
The replacement occupier must sign a new agreement and complete any required payments.
When does my responsibility for the tenancy end after finding a replacement occupier?
Your responsibility ends once the replacement occupier has signed their agreement and completed all required payments. Until then, you remain liable for the rent and tenancy obligations.
Can I terminate my tenancy by giving notice?
Yes. Between 1 May and 1 October, tenants may terminate their agreement by serving a valid Notice of Termination and providing the minimum statutory notice period required under Irish law.
