When is the first rent payment due? 

The initial instalment must be paid by August 1, 2026. All following payment dates are listed in the individual Tenancy Agreement.

Can rent be delayed until a student loan is received? 

No. Rent is a standard contractual obligation. The timing of student finance or bursaries does not change the date the rent is due.

Is it possible to pay rent on a monthly basis? 

Monthly payment plans are generally reserved for those receiving monthly bursary funding. Residents in this situation should contact the management team to discuss setting up a plan.

Can a booking be cancelled before the contract is finalised? 

Yes. If the Tenancy Agreement has not yet been countersigned by the landlord, the booking may be cancelled, and the Holding Deposit will be returned in full.

Is there a "cooling-off" period for remote bookings? 

Residents who book via phone or online without a prior viewing have 72 hours to cancel, provided they have not moved in. Note that for any bookings made from August 1, 2026, onwards, this window is reduced to 24 hours. Cancellations must be submitted via email with the subject "Cooling Off Period Cancellation" to receive a refund within 10 working days.

What happens if a student visa is denied or university grades are not met? 

If these specific issues occur before the tenancy begins, the booking can be cancelled by providing official evidence (such as a visa refusal letter or a UCAS update) within 72 hours of receiving it. The Holding Deposit will then be refunded. If this evidence is provided after the tenancy has already started, the resident is responsible for rent until the management team confirms their release.

Can the tenancy be ended early if a student leaves their course? 

Termination is permitted if a resident withdraws, is excluded, or must take a medical leave of over 60 days. This requires four weeks' written notice and official documentation from the university. The resident must move out by the date stated in their notice.

What if a resident wants to leave for a reason not mentioned above? 

In other cases, the only way to end the tenancy early is to find a suitable replacement tenant. The original resident remains legally responsible for all rent until the new tenant has signed their contract and paid their initial fees. All arrears must be cleared before a replacement is accepted.
