Payment Terms
Paying in instalments for international students requires a UK guarantor.
Cancellation Policy
- Deposit
- You will pay a deposit to secure your room with CRM Students.
- The deposit converts to a refundable Security Deposit once you sign the Tenancy Agreement.
- You will get your Security Deposit back at the end of your tenancy agreement if there is no damage to the room or communal areas.
- An independent Scottish Government-approved tenancy deposit protection scheme protects your deposit.
- CRM Students will check if you are on any government "no rent list" before processing your application.
- CRM Students will confirm your place at your university and send you an Offer of Accommodation with a tenancy agreement.
- You can review and sign the tenancy agreement online and upload your identification documents.
- You will need to pay rent in instalments (up to 3 with a UK guarantor).
- The first instalment is due ten days before the start of your tenancy.
- Contact the site team for details on splitting the second instalment into a payment plan.
- CRM Students will refund your deposit if they cannot make you an Offer of Accommodation.
- Cancellation by You - 14-Day Cooling Off Period
- You have a 14-day cooling-off period to cancel your booking after receiving the confirmation email (if you booked more than 14 days before check-in).
- If you booked within 14 days of check-in, you can still cancel by emailing them until earlier of receiving their offer email and the actual date you actually check-in.
- You cannot cancel after your check-in date.
- To cancel, email the relevant Accommodation Office listed on the contact details of their website.
- You will get a refund within seven days if your cancellation follows CRM's terms and conditions.
- If you cancel after 14 days you and/or your guarantor, are liable for the tenancy agreement terms.
- Period Before You Enter Into Your Tenancy Agreement
Your deposit can be withheld and booking cancelled if:
- You miss the deadline to complete the rental application or submit the required documents.
- You provide false or misleading information.
- You cannot enter a Tenancy Agreement due to the Immigration Act 2014 (being in the country illegally).
- Period From and Including When You Have Entered Into the Tenancy Agreement
If you have entered into the Tenancy Agreement and have requested for cancellation post the 14 day cooling-off period, you and your guarantor will remain liable for the rent unless you find a suitable replacement tenant.
Alternatively, you may also be released from the rental agreement if you provide proof such as:
- Having your cancellation within the cooling-off 14-day period.
- Having your UK Visa denied.
- Extenuating circumstances, such as ill health.
Failure to Obtain a UK Visa
If your Visa is cancelled, you would get refunded provided the proof of cancellation is sent to us within 72 hours of receipt of Visa cancellation notice by you. Make sure you attach:
- Official supporting evidence that your Visa was declined.
- A written confirmation that you wish to cancel your booking.
- Cancellations After You Have Moved Into the Accommodation
If you have decided to cancel your booking during the contract period, your landlord may allow you to do so under the following conditions:
- You must agree that you will not transfer or sublet the tenancy to anyone else without obtaining CRM Students’ written consent.
- You find a suitable replacement to sign and take a new Tenancy Agreement for the remaining period of your contract.
- The replacement tenant must be 16.5 years old or over and enrolled as a full-time student in a university or college near the accommodation. If the accommodation has agreements with a set university, you should stick to the specific university. Please check with your Accommodation Team.
- The replacement tenant must enter into a Tenancy Agreement with CRM Students and pay the amount due within this agreement.
- The tenant should present a suitable guarantor who must agree to CRM Students’ terms and conditions as described in the tenancy agreement.
- Refunds will not be processed until the replacement tenant has signed the Tenancy Agreement, paid, and moved into the accommodation.
- If you fail to find a suitable replacement, you will be responsible for the full rent up until the end of your contracted time at the accommodation.
- Cancellations by CRM Students or the Landlord
- You have 14 days to sign the tenancy agreement after receiving it.
- If you don't sign the agreement within 14 days, CRM Students will terminate the agreement and inform you via email.
- Failing to sign and not checking in will also lead to cancellation and email notification.
- Once you sign the agreement, cancellation becomes difficult unless both parties agree or the above conditions apply.
- 1st Year Students Who Do Not Get a Place at University
If you’re a first-year student and your university offer was revoked by the university for not meeting entry requirements or achieving passing grades, you may be released from the agreement. Note that this policy is site-specific, so you must check with the CRM Students’ individual site staff.
To meet this criteria, you need:
- The site must have signed up to the policy. Check with the property’s Accommodation Team directly.
- Provide a written rejection letter from your chosen university/higher education institute within 72 hours of your exam results being published.
- Provide a copy of the acceptance letter from your new university.
- Room and Tenancy Changes
Change to Tenancy Length
You cannot shorten your stay; however, you can extend your stay free of charge until the start of the room’s Tenancy Start Date. It depends on the room’s availability.
Room Swaps
You can also request to upgrade or swap your room free of charge up until the start of your tenancy; this depends on the availability of other rooms. For that, contact the on-site residence team.
Governing Law
All the terms and conditions mentioned are governed in accordance with the laws of Scotland.
