Derby is a city in Derbyshire, England. It has the River Derwent flowing through it. The Danes, who established the city in the ninth century, called it Deoraby. In addition to textiles, the city is a major transportation hub and has one of the largest cattle markets in the country. • Paying your deposit

(This is the initial cancellation period.)

Conditions:

  • You must not have moved into the property

Outcome:

  • You will receive a full refund of your security deposit

What happens to my deposit refund if I cancel within the 7-day initial cancellation period?
Refund timing depends on whether the deposit has been transferred to a third-party deposit protection scheme.

If the deposit has NOT yet been transferred:

  • A refund is normally made within 28 working days of cancellation

If the deposit HAS already been transferred to a deposit protection scheme:

  • A refund may take up to 60 days due to the scheme’s processing time

  • The refund will be issued directly by the deposit protection scheme

  • You will need a repayment ID issued to you by the scheme to receive your refund

  • Once transferred, the landlord cannot influence or speed up the scheme’s processing time

  • You will be released from the tenancy agreement once the room is re-let

  • A £50 variation of the contract fee will apply

  • This fee will be recovered by retaining part or all of your deposit

  • If your deposit is less than £50, the full deposit amount will be retained

How is my deposit handled in cancellation cases overall?
Within the 7-day Initial Cancellation Period:

  • Full deposit refund, provided you have not moved in

After the 7-day period:

  • You remain liable for rent until re-letting occurs

  • A £50 contract variation fee applies if the room is re-let

  • This fee is deducted/retained from your deposit

  • Deposit refunds may be delayed if already transferred to a deposit protection scheme (up to 60 days) and processed by that scheme directly
