Why is payment required before move-in?
To confirm the booking and spread rent costs across instalments.

How do waitlist bookings work?

• Card details are stored, but only charged if a room becomes available

• A pending payment may temporarily appear

• Booking cancellations automatically after 30 days if no room becomes available
  
  

What are the rules for late-availability rooms?
With a guarantor

• 3 instalments

• First payment due within 24 hours

• Remaining payments due:

  • 24 January 2026

  • 24 April 2026

Without a guarantor

• Full payment due within 24 hours

Bank transfer is not accepted for late-availability rooms.

Can I cancel for a full refund?
Yes, if:

• You cancel in writing within 7 days of booking; and

• You have not accepted the tenancy agreement.
  
  

Does the cooling-off period end early?
Yes, the 7-day cooling-off period ends immediately once the tenancy agreement is accepted.

How do I cancel?
Cancellation requests must be submitted in writing by email. A cancellation form may also be required.

What happens if I cancel after 7 days without accepting the tenancy agreement?
The holding fee will be retained.

What happens if I cancel after accepting the tenancy agreement?

• The holding fee will be retained.

• You remain liable for rent until a replacement tenant is found and the required documents are returned.

• Any guarantor remains liable under the same terms.
  
  

What happens if I cancel after 24 April?
If the tenancy agreement has been accepted:

• A £400 early termination fee applies.

• The holding fee will be retained.

• Some or all of the damage deposit may be retained.

• Rent liability continues until a replacement tenant is found.
  
  

Can the accommodation provider cancel my booking?
Yes. After the cooling-off period, the booking may be cancelled if the required information or payments are not provided on time. The holding fee will be retained.

Are any cancellation schemes excluded?
Yes. “Freshers Promise” and “No Visa, No Pay” arrangements are excluded and may have separate terms.
