Paying in instalments for international students requires a UK guarantor.
Cancellation Policy
Holding Deposit
You’ll pay a holding deposit once you book your room. This is to secure your room.
It's important to note that the holding deposit is non-refundable if the tenancy agreement is not signed within a strict 14-day period.
Once you sign your tenancy agreement, the holding deposit becomes a refundable security deposit. You’ll get it back after your tenancy is over if there’s no damage done to the room or the communal areas.
By paying your holding deposit, you give full consent to use the details that you’ve provided to conduct a search against the sanction list in any chosen country. Note: You've got the right to prohibit any kind of search, but the provider won’t be able to proceed with your application.
You can pay rent upfront or in instalments (with a UK guarantor)
Relevant checks will be made to confirm your place at your university, and then you’ll receive an online offer with the tenancy agreement through the Student Portal online.
You’ll get a full refund on the holding deposit if the provider can’t offer you a room or a suitable alternative.
Cancellation within the cooling-off period
You can cancel within 14 days of receiving the accommodation offer and get a full refund of the holding deposit.
You generally lose your holding deposit if you cancel after the cooling-off period.
Exception: You can get out of the tenancy agreement even after your cooling-off period if:
You’re a first-year undergraduate student who didn't get accepted to your chosen university or got accepted to a different one (with proof).
You couldn’t get a UK visa (with proof)
You might be released from the tenancy agreement and get some rent refunded (minus the holding deposit), if you find someone to replace you.
Period before you enter your tenancy agreement
CRM Students have the right to return your holding deposit and cancel your booking if any of the following occurs:
Provide any misleading information
If you fail to complete your application or provide grantor details and supporting documentation within a reasonable time.
Cancellation after moving in
It’s hard to leave during your contract term; there are some alternative options, including:
Find a replacement tenant who can take over your contract and who meets the specific criteria (age, student status, guarantor).
You’ll still pay a £50 administration fee, even if you find a replacement.
If you still can’t find a replacement, you’re responsible for the full rent payment until the end of your contract.
Cancellation by CRM Students or the landlords
Your booking will be cancelled if you fail to do the following:
1. Fail to sign the tenancy agreement within 14 days of receiving the offer (outside the cooling-off period).
2. If you didn’t check in on your start date (outside the cooling-off period).
Once you sign your tenancy agreement, it can only be terminated by mutual agreement or under specific circumstances.
Room and tenancy changes
You can extend your tenancy before the start date (subject to availability). However, you can’t shorten your stay.
You can change your start date if you want.
If you wish to upgrade your room or move to a different room type that is the same type as the original, you can do so for free before your start date (subject to availability).
Room swaps after the start date cost £50.
