Payment Terms

A £250 deposit is required to secure the property price and is non-refundable if you don’t complete booking on time. It becomes a security deposit once enrolment is confirmed and is refunded within 4–6 weeks after the licence ends, minus any deductions for damage or unpaid fees.

You must pay the deposit within 48 hours, the first instalment within 7 days, and sooner (within 48 hours) if the start date is within 6 weeks. All fees must be paid in advance as required.

Late payments incur daily interest (4% above Barclays base rate), and after 5 days the full amount becomes immediately due without notice. Unpaid debts may be sent to collections, with additional legal and recovery costs charged to you.

Cancellation Policy

Cancellation Policy

  • Cooling-off period (14 days from booking):
    You can cancel within 14 days of booking, but you must still pay the bedding & service fee, the deposit, and 2 weeks’ rent. After this period, you are liable for the full contract costs, including all fees and the full rent.

  • Close to start date exception:
    If you try to cancel within 14 days before the start date, the cooling-off period does not apply, and you must pay all contract charges in full.

  • Visa refusal:
    If your visa is refused and you submit the official British Embassy refusal letter within 7 days, you will receive a refund of all payments. However, £150 will be deducted from your deposit as an admin fee.

  • Room replacement:
    A room change may be accepted at the landlord’s discretion. If approved, you must pay a £150 admin fee, and you will lose your deposit.

  • Cancellation by landlord:
    The landlord can cancel before the start date by written notice, and in that case, all money you paid will be fully refunded.
