How does the security deposit work?
A security deposit must be paid before moving in. It is held to cover potential damages, losses, or unpaid charges. This deposit is returned at the end of the term, minus any necessary deductions, according to the standard refund process.
Are fees affected by course dates or late arrivals?
No. The obligation to pay the Licence Fee is fixed for the entire duration of the agreement. It remains due regardless of whether the Occupier’s course starts late, ends early, or if the Occupier moves into the room after the official start date.
What happens if a Sponsor is paying the fees?
If a third party (Sponsor) is paying, the Occupier must ensure they have all the necessary details to meet the payment deadlines. If the Sponsor fails to pay, the legal responsibility for the full balance remains with the Occupier. The Licensor will contact the Occupier if any issues arise with Sponsor payments.
Cancellation Policy
Can the agreement be cancelled after it is signed?
Yes. There is a 14-day cooling-off period starting from the date of acceptance. If the agreement is terminated within this window, no charges are applied. However, if the Occupier moves in during this period, the Licensor may deduct costs for services provided up until the cancellation date.
What are the rules for cancelling after the 14-day period?
Once the cooling-off period ends, there is no automatic right to cancel. Termination is only permitted if a qualified replacement is found to take over the remainder of the contract. The original Occupier remains responsible for all fees until the new agreement is signed. If a third-party agent finds the replacement, any commission fees will be deducted from the Occupier’s refund.
Are there exceptions for academic or medical reasons?
The Licensor may allow termination if an Occupier is forced to leave their course, is denied admission, or must suspend studies for more than 60 days due to illness. These requests require four weeks’ written notice and official documentation, such as a university letter or medical evidence.
Under what conditions can the Licensor terminate the agreement?
The Licensor reserves the right to end the agreement if:
- Fees remain unpaid for 21 days or more.
- There is a serious or repeated breach of the agreement terms.
- The accommodation is uninhabitable or requires evacuation for safety/health reasons.
- The Occupier provided false or misleading information during the application.
