• Deposits: Deposits must always be paid via the portal and never directly to us, as they are automatically protected with MyDeposits. The deposit amount is £150 for all bedrooms/en-suites and £200 for studios, apartments, duplexes, or any private rooms.
• Rent Payment Schedule: Students can align their rent payment schedule with their student finance if they receive it. Proof of their Student Finance England (SFE) is required to amend their payment plan accordingly. This option is usually recommended for students paying in four instalments.
• Check-in Requirements: Students cannot check in without having previously paid their first instalment or total rent, depending on their chosen payment plan. It is essential to plan for this before arriving to avoid any issues with moving into their rooms.

Cooling Off

If you wish to cancel your booking, you have:

• 7 days after signing your AST to cancel if booked before 1st August.
• 24 hours after signing your AST to cancel if booked on or after 1st August.

To cancel, please email the provider for a ‘Cancellation Pack’ or contact your Accommodation Team directly.

Cancellation After Cooling Off Period

Outside the cooling off period, you must find a replacement tenant who will need to complete the AST and pay their deposit via StuRents. Once the new tenant passes their cooling off period, you will be released from the tenancy.

Cancellation After Moving In

If you wish to leave your accommodation during your contracted term, you must:

• Find a suitable replacement who is a full-time student.
• Ensure the new tenant signs an AST with Cloud Student Homes.

Refunds will only be processed once the incoming tenant has signed the AST, paid, and moved in.

Cancellations by Cloud Student Homes or the Landlord

If you do not sign your AST within the specified period, your agreement will be automatically cancelled. If accommodation is not available after signing, all monies paid will be refunded.

No Place, No Stay Policy

This policy applies to first-year undergraduate students only. If you do not receive a place at your chosen university, you may receive a refund of your deposit if you provide necessary documentation within 5 days of your results.

Visa Refusal Cancellation

If your Visa is refused, please contact your accommodation team within 5 days with the evidence of the refusal to process your cancellation.

Room Moves

To change rooms, contact the Property Accommodation Team. All room moves are subject to availability, and any additional rent must be agreed upon before processing the move.
