What is the holding deposit?
A £150 deposit is required when you apply to secure your booking and is deducted from your first rent payment.

When does the contract become binding?
Once the Tenancy Agreement is signed by you, your guarantor (if applicable), and countersigned by the landlord, you are legally bound to the contract and all payments.

Can I book without a guarantor?
Yes, but you must pay the full rent upfront.

When is payment due?
By 1 August 2026.

What if I don’t pay?
The booking may be cancelled.

How long do I have to sign?
5 days (or 2 days if booking after 1 August 2026).

What happens after signing?
It becomes legally binding once countersigned by the landlord.

Can I cancel after signing?
No. You remain liable for full rent even if you don’t move in or leave early (subject to limited exceptions).

What if I don’t sign in time?
The booking may be cancelled immediately and without penalty.

Is the agreement final before signing?
No, all terms are subject to contract.

When is rent due?
First instalment is due 1 August 2026; others are set in your agreement.

Does student finance affect rent dates?
No, rent must be paid regardless of funding timing.

Can I pay monthly?
Only if you receive eligible bursary funding and request approval from the support team.

Can I cancel before signing the tenancy agreement?

Yes, you can cancel before countersigning and receive a full refund of your Holding Deposit.

Is there a cooling-off period after booking?

Yes, if booked online/phone without viewing.

• 72 hours after booking (24 hours from 1 Aug 2026)

You may cancel within this period.
Refunds are processed within 10 working days.

Can I cancel after the cooling-off period but before tenancy starts?

Yes, only for:

• Visa refusal
• Not meeting university entry grades
• Not meeting grades to continue studies

Requirements:

• Evidence required within 72 hours
• Holding Deposit refunded
  
  

If the decision comes after the tenancy start date, rent is still payable until evidence is submitted and release is confirmed.

Can I end my tenancy early if my student status changes?

Yes, only if you:

• Withdraw, are excluded, or not admitted to your course
• Are absent >60 days due to illness with approved suspension

Requirements:

• 4 weeks’ written notice
• Move-out date stated
• Official evidence provided
• Vacate on stated date
  
  

No other early termination reasons are accepted.

Can I leave early for other reasons?

Only by finding a replacement tenant.

Conditions:

• Rent must be fully paid up to date
• Replacement tenant must be approved and sign a new agreement (may be at market rent)

Once confirmed, they take over all obligations.
Until then, you remain liable for rent.

Are there any other cancellation options?
