Is a deposit required to book a room? 

Yes, a deposit must be paid to secure the accommodation. If an international payment service provider is used, a non-refundable £1 fee will be charged to verify the guarantor’s electronic signature.


What are the options for paying rent? 

Rent can be settled in full on or before September 1st (or before the tenancy starts for late bookings). Alternatively, tenants with a UK guarantor can pay in 10 monthly advance instalments or via a scheduled plan (10% on September 1st, and 30% each in September, January, and April).


How can payments be submitted? 

Payments must be completed through approved digital channels. Direct Debits from UK banks incur no fees. Alternatively, domestic and international bank transfers can be made via the StuRents portal. Outside the UK, these transactions may face local export taxes and card fees up to 3% plus 20p. Cash, checks, telephone payments, and reception desk payments are not accepted.


Who qualifies as a guarantor for instalment plans? 

An eligible guarantor must be a UK resident and homeowner whose annual earnings equal at least five times the yearly rent.


What options exist if a tenant does not have a qualifying UK guarantor? 

If a tenant is unable to provide a guarantor who meets the residency, property ownership, and income benchmarks, they can opt to use the "Leap" guarantor waiver service instead.

What is the cooling-off period for a booking? 

Tenants have seven calendar days from signing the agreement to cancel, which decreases to three calendar days for bookings secured after August 1st. This right is void once the tenancy officially begins.


How is a booking cancelled prior to moving in? 

Cancellations within the cooling-off window must be submitted by email, alongside necessary documentation. Approved deposit refunds are issued within 10 calendar days, though international transfers may take longer and involve transaction fees.


Can a contract be cancelled after moving in or after the cooling-off period? 

No. Automatic cancellations are not permitted past these milestones. To be released from financial liability, the tenant must find a replacement who is at least 18 years old, a full-time student, and willing to sign a new contract with a guarantor if required. The original tenant remains responsible for all rent until the replacement completes their signup, pays, and moves in.


Under what conditions will a deposit be automatically forfeited? 

Deposits are permanently withheld if management terminates the lease due to a breach of contract, or if the tenant misses their first rent payment or fails to check in within three days of their scheduled arrival date.


What occurs if a tenant does not show up on the agreed date? 

Failing to submit the first rent instalment or neglecting to check in within three calendar days of the agreed start date allows management to cancel the contract immediately via written notice, resulting in a forfeited deposit.


What happens if a student visa application is rejected? 

The "No Place, No Stay" policy offers flexible cancellation options for visa rejections on bookings made for academic terms starting after August. Management requires a copy of the official refusal letter within two days of its issuance to review the request.


What happens if a university offer is withdrawn or travel is restricted? 

The "No Place, No Stay" policy also covers withdrawn university offers or instances where government travel restrictions force a student to withdraw from their course entirely. Evidence must be supplied within two days, and a decision will be rendered within 10 calendar days.
