Do I need to pay a deposit to secure my room?
Yes. A holding deposit may be required to reserve the property, usually equivalent to one week's rent. Before moving in, you may also need to pay a security deposit of up to five weeks' rent, depending on your tenancy agreement. If a Reposit or another deposit replacement scheme is available, you will be informed during the application process.


How do I pay my rent?
Rent is usually paid monthly in advance, as outlined in your tenancy agreement. You are not normally required to pay several months' rent upfront, although you may choose to do so if agreed by the landlord as part of your tenancy.


Can I pay my rent in instalments?
Yes. Monthly rent payments are the standard payment arrangement. If you do not pass the referencing process independently, you may be asked to provide a suitable guarantor. Any alternative payment arrangements are considered on a case-by-case basis and must be agreed by all parties.


What payment methods are accepted?
Rent and other payments are usually made by bank transfer. Payment instructions will be provided once your application has been accepted and your tenancy is being arranged.


Do I need a guarantor?
You may need a guarantor if you are a student, have limited UK income, do not meet the affordability criteria, or do not pass the referencing process independently. Guarantors are typically required to be UK-based and must successfully complete affordability and referencing checks.

Is there a cooling-off period after I book?
No. Once you have signed your tenancy agreement, there is generally no automatic cooling-off period. If you wish to cancel, your request will be reviewed based on the stage of your application, whether the tenancy agreement has been signed, and whether the landlord agrees to release you from the tenancy.


Can I cancel my booking before moving in?
If you withdraw before signing the tenancy agreement, your cancellation will be reviewed in line with the holding deposit terms and the reason for your withdrawal. In some cases, the holding deposit may be retained where permitted by law, such as if you withdraw from the application, provide misleading information, fail Right to Rent checks, or do not take reasonable steps to progress the tenancy.


Can I cancel my tenancy after moving in?
Once your tenancy has started, you remain responsible for the tenancy until it ends. An early release is usually only considered if the landlord agrees and a suitable replacement tenant is found.


What happens if I don't move into the property after signing my tenancy agreement?
If you have signed your tenancy agreement but do not move into or occupy the property, you will still be responsible for the tenancy and all rent payments from the tenancy start date. Any request to be released from the tenancy is subject to the terms of your agreement and the landlord's approval.


Do you offer a No Visa, No Place policy?
No. A No Visa, No Place policy is not available. If your visa application is refused after you have signed the tenancy agreement, you will remain responsible for the tenancy. Any request to be released will be considered in accordance with the tenancy agreement and is subject to the landlord's approval.


Are there any non-refundable fees if I cancel?
No prohibited tenant fees are charged. However, any permitted payments or deductions, including those relating to a holding deposit where applicable, will be handled in accordance with your tenancy agreement and relevant legislation.
