What is the booking process?
To book a room, you will first select your preferred room type (including the option to choose an individual room). After that, you will complete your application, provide the required documents, and pay the advance rent to secure your booking.
Do I need to provide proof of student status?
Yes. You will need to provide valid proof that you are a student as part of your application process. This helps confirm your eligibility for student accommodation.
What identification do I need to provide?
You must provide valid identification when booking.
International students: Passport
UK students: National ID or Driving Licence
Do I need to sign a contract?
Yes. You will be required to sign a tenancy contract to confirm your booking. If a guarantor is required, this will be stated in the pricing and instalment plan document.
Is a guarantor required?
In some cases, a guarantor may be required depending on your payment plan or financial arrangement. This will be clearly indicated in the pricing and instalment plan before you sign the contract.
Is there an advance payment to secure my room?
Yes. You will need to pay a £250 advance rent payment to secure your booking. This amount is typically deducted from your future rent payments.
Cancellation Policy
Booking Cancellation
You may cancel your booking free of charge during the cooling-off period.
Cooling-off period:
7 days from the booking date if the booking is made more than 19 weeks before the Licence Agreement start date.
48 hours from the booking date if the booking is made less than 19 weeks before the Licence Agreement start date.
No University Place
You may cancel your booking without charge and receive a full refund if you do not obtain the required exam results and your university place is withdrawn. This also applies if:
First-year applicants fail to meet the required grades, or
You exceed expected grades and accept a place at a different university.
Requirements
A request must be submitted within 3 days of receiving exam results, including written or email notice requesting cancellation, including full name and property details.
Supporting Evidence
Current students:
Confirmation from the university/college stating that the required results were not achieved, and the place was withdrawn.
Prospective students:
Evidence such as a university or UCAS rejection, a UCAS status screenshot showing grades not met, or proof of acceptance at another university via UCAS Adjustment.
Visa Refusal
You may cancel your booking and receive a full refund if your UK study visa application is refused by UK Visas and Immigration (UKVI).
Conditions
Cancellation must be requested in writing within 3 days of receiving the visa refusal.
Evidence of the refusal must be provided.
The refusal must not result from failing to complete required UKVI visa application steps.
Your university must have issued a CAS number, and the refusal must not be due to incomplete study application requirements.
If approved, the advance licence fee will be refunded to the original payment account.
