What is the holding deposit?
One week’s rent, paid after referencing to reserve the property.
When is it refunded?
Refunded if the landlord does not proceed, the tenancy fails through no fault of the applicant, or the landlord cannot legally rent.
When is it kept?
If the applicant withdraws, fails checks, does not proceed reasonably, or gives false/misleading information.
What happens if the tenancy goes ahead?
It is deducted from the first rent.
What are the options?
4-week security deposit (custodial, paid within 72 hours)
No-deposit fee (28% of one month’s rent + VAT, non-refundable; tenant still liable for damages/rent)
What if payment is late?
Booking is cancelled, and the holding deposit is kept.

Daily rent from move-in date to month end.

Cancellation Policy
When does the agreement become binding?
It becomes legally binding once the landlord has countersigned the tenancy agreement.
Can I cancel before the landlord signs?
Yes. If the landlord has not signed, the tenancy does not take effect, and there are no obligations.
What type of tenancy applies once it starts?
It becomes an assured periodic tenancy with no fixed end date, continuing until ended by notice.
How can the tenancy be ended?
Either party may end the tenancy by giving at least 2 months’ written notice from the start of the tenancy, as required by law.
