What is the purpose of the £150 holding deposit? 

This deposit secures the booking during the application stage and is later deducted from the first rent payment. Once the contract is countersigned, the resident is legally bound to the full payment schedule.

What are the requirements for residents without a guarantor? 

Those who cannot provide a guarantor must pay the full annual rent upfront by August 1, 2026. If this payment is missed, the booking may be cancelled.

When are rent payments due? 

The first instalment is due on August 1, 2026. Subsequent dates are listed in the Tenancy Agreement. These dates are fixed and are not dependent on when student finance or bursaries are paid.

Can rent be paid monthly? 

While standard terms follow the agreement schedule, students who receive monthly bursaries can request a monthly payment plan through the Residents’ Team.

Is it possible to cancel a booking before it is finalised? 

Yes. A booking can be cancelled at any time before the landlord countersigns the Tenancy Agreement, which results in a full refund of the holding deposit.

How does the "Cooling Off" period work for remote bookings? 

If the accommodation was booked via phone or online without a physical visit, a 72-hour cooling-off period is granted (shortening to 24 hours for bookings made from August 1, 2026). To cancel under these terms, an email must be sent to the Residents' Team with the subject "Cooling Off Period Cancellation" before the move-in date.

What if a visa is refused or university grades are not met? 

Cancellations are accepted if a resident is unable to obtain a UK visa or fails to meet the grades required for their course. Official proof must be provided within 72 hours of being notified. If the tenancy has already started, rent will be charged until the evidence is submitted and the release is confirmed.

Can a tenancy be ended if a student leaves their course? 

The agreement allows for early termination if a student withdraws, is excluded, or is absent for more than 60 days due to illness. This requires four weeks' notice and official university evidence.

What happens if a resident wants to leave for other reasons? 

In cases not covered by the above rules, the resident must find an acceptable replacement tenant. The original resident remains liable for all rent and contract terms until the new tenant signs their agreement and pays the required funds.
