Rent can be cleared either in one complete annual payment or divided into a four-instalment payment plan.
What are the conditions for paying rent in instalments?
To qualify for instalments, a resident must provide a UK-based friend or family member to act as a guarantor. If a UK guarantor cannot be provided, the instalment option is still accessible by paying an upfront fee worth 5% of the total accommodation cost.
How are the instalment dates structured?
All payment deadlines are specified in the tenancy agreement, beginning with a portion typically due in early August. To assist students relying on funding, the first instalment (covering 4 weeks of rent) is due before the contract begins, followed by a larger second instalment at the end of September to align with UK student loan disbursements.
What are the immediate consequences of missing a payment deadline?
If the first rent instalment is not received by the tenancy start date, property management reserves the right to cancel the booking entirely and deny key collection.
Can a resident reduce their rent by moving out before the contract ends?
No. The tenancy agreement is a legally binding contract for the entire designated period. Leaving early does not exempt the resident from the obligation to pay the full contractual rent.
What happens if an account falls into serious arrears?
Unresolved debts will eventually be forwarded to an external collection agency. Once a balance is transferred to an agency, the resident becomes entirely responsible for all accruing legal fees and recovery surcharges.
What methods can be used to submit payments?
Immediate card payments can be processed through the online resident portal. Bank transfer details are also listed within the portal's payment settings. Because bank transfers require additional time to clear, they must be organised and executed well ahead of the payment deadlines.
Cancellation Policy
How is an accommodation unit secured, and what are the initial costs?
A room is reserved by submitting an online "Reservation Rent" payment during the booking process. The cost is £50 for returning residents and £100 for brand-new applicants.
What is the timeline for contract signing, and is the reservation fee refundable?
Applicants have 3 days from the initial booking date to sign the formal Tenancy Agreement. The reservation fee is fully refundable if a cancellation is submitted within this 3-day window. If no action is taken, the fee is retained. Once the contract is signed, this amount is credited toward the first rent payment.
What is the formal process for cancelling a booking?
All cancellation notices must be delivered in writing via email directly to the management team at the designated property.
What happens if an applicant fails to secure a university place?
Under the No Place, No Pay policy, first-year undergraduate or postgraduate students rejected by their chosen institution can cancel their contract and receive a full rent refund. Management must be notified in writing, alongside the official university rejection letter, within 7 days of receipt, with an absolute submission deadline of August 30th.
What happens if an international student's visa application is denied?
Under the No Visa, No Pay policy, first-year international undergraduate or postgraduate students denied entry to the UK can cancel their booking for a full refund. Official documentation from visa authorities must be submitted within 7 days of notification and no later than August 30th.
What occurs if the accommodation provider cancels the reservation?
In the rare event of a provider-initiated cancellation, written notice and alternative housing will be provided. If the alternative is deemed unsuitable, the resident can cancel the booking and receive a full refund of all advanced rent.
How long do refunds take, and are exceptions made for emergencies?
Approved refunds are issued within 14 days of receiving the appropriate verification documents. Standard statutory rights remain fully intact. Severe extenuating circumstances preventing a resident from taking up their space are evaluated on a case-by-case basis upon submitting evidence to the property site.
