Payment Terms
What do I need to pay upfront?
After signing your agreement, you will need to pay:
- Your first month’s rent (covering your first full rental period)
- A security deposit equal to one month’s rent (if applicable)
- Any applicable fees
All upfront payments are due within 3 days of signing.
How is my first month’s rent calculated?
Your first rent payment covers a full monthly period starting from your move-in date. For example, if you move in on 10 March, your first period runs from 10 March to 9 April.
Will my next payment be adjusted?
Yes. Your next billing cycle may be prorated to align with the calendar month, before you move to regular monthly payments.
What if I stay for only one month?
If your stay is one month or less, the full rent for your entire stay (plus deposit and fees, if applicable) must be paid upfront.
Is rent prorated at the end of my stay?
Yes. If your final month is shorter than a full month, you will only pay for the days you stay. A minimum stay of 30 days applies.
Do I need to pay a security deposit?
In most cases, yes. The deposit is usually equal to one month’s rent. In some locations, a fee may apply instead of a deposit where allowed by law.
How is the security deposit held?
Your deposit may be held through a secure third-party provider.
Are there fees for paying the deposit?
Yes, depending on how you pay:
- ACH: 3% (max $39)
- Credit card: 4% (uncapped)
- Or a $25 convenience option (plus payment processor fees)
Can I spread out my deposit payments?
In some cases, yes. Eligible residents may use instalment options through the deposit provider.
Is a deposit-free option available?
Yes, if approved through TheGuarantors.
How do I pay rent?
- Upfront rent is paid during booking
- Monthly rent is paid through the resident portal
Are there fees for rent payments?
Yes, depending on method:
- ACH: $5 fee
- Credit card: 3.5%
- Klarna: 5% service fee
Are utilities included?
Utilities may be charged separately depending on the property and are usually split between residents.
What is the membership fee?
A membership fee may apply and includes services like support, furnished shared spaces, cleaning, and other resident benefits. It varies by property.
When will I get my deposit back?
Your deposit is usually refunded within about 15 business days after move-out, once inspection is complete.
How will I receive my refund?
Refunds are returned to your original payment method unless otherwise stated.

Cancellation Policy
Can I end my lease early?
Yes, early termination may be permitted. Tenants must provide a minimum of 60 days’ written notice to request lease termination before the agreed-upon end date.
When does the 60-day notice period start?
The notice period is calculated from the first day of the next rental period following submission of notice. For example, if notice is submitted on 15 May, the 60-day period will begin on 1 June.
Is there a fee for ending my lease early?
Yes, a lease surrender fee equivalent to 1.5 months’ rent is required. This fee must be paid in full at the time the termination notice is submitted.
How do I request early termination?
To initiate an early termination request, tenants must submit a written notice via email.
What is the pre-move-in cancellation policy?
If you cancel your booking before your move-in date, a cancellation fee will apply. This fee helps cover the costs associated with securing a replacement tenant, including marketing and administrative expenses.
Is the cancellation fee negotiable?
No, all applicable cancellation fees are fixed and non-negotiable.
Can exceptions be made for special circumstances?
While management may consider individual circumstances and aim to reach a mutually acceptable outcome, all applicable fees and notice requirements remain in effect unless otherwise agreed in writing.
