Payment & Cancellation
Payment Terms
The accommodation offers three payment options: paying the full rent upfront, termly instalments, or monthly instalments.
Full payment is usually due one month before the contract starts, or at booking if booked after 1st August.
Termly payments are split into three instalments in August, January, and April.
Monthly payments are usually spread over 10 months (sometimes 12, depending on location), due on the 1st of each month.
A guarantor is required for all instalment plans. If you book after 1st August, the first instalment must be paid at booking.
Payment schedules are shown during booking, included in the contract, and accessible through the online portal. For 2026/27 (51-week contracts), the key dates are 1st August 2026, 8th January 2027, and 20th April 2027 for termly payments.

Cancellation Policy
1. Bookings before 1 Jan 2026
You have a 14-day cooling-off period after signing.
Cancel within this time: full deposit refund.
After 14 days, cancellation is only allowed in specific cases:
Visa refusal
Not meeting academic requirements
Failing English language requirements
University place deferred
Government travel restrictions are preventing entry
Requirements:
Official evidence must be submitted (university/UCAS/visa authority).
Usually within 5 days of notification (or before tenancy start for travel restrictions).
Outcome:
If approved, cancellation is allowed, and the full deposit is refunded.
2. After tenancy starts
You cannot cancel freely.
You must find a replacement tenant (student, approved, full-term contract, pays deposit).
If approved:
You are released from the contract
Deposit is refunded in full
Deposit may be held if there are:
Outstanding fees
Property damage
3. Bookings on or after 1 Jan 2026
Cooling-off period reduced to 48 hours.
Cancel within 48 hours: full deposit refund.
After 48 hours, normal restricted cancellation rules apply, and the deposit may be lost.
4. Illness
Reviewed case by case.
Medical evidence is required.
If release is not granted, must find a replacement tenant.
If release is granted: deposit refunded only if:
No damage
