Payment Terms
When is my rent due?
Rent is collected in instalments at different times of the year, depending on the property you are living in.
This structure is intended to help you avoid paying one large lump sum and to coincide with student loan payments.
You should review your licence agreement, which clearly details the rent due dates for your property.
Full details are available on request from your chosen property.
When are my first payments due?
To secure your booking, a deposit is payable at the time of signing the tenancy agreement.
What if I do not pay the Booking Deposit payment within 7 days?
If you do not pay the booking deposit within 7 days, we reserve the right to automatically release any room being held.
Please contact us as soon as possible to avoid the room being released to someone else.
Cancellation Policy
Can I cancel my booking after I’ve signed the agreement?
Yes. You can cancel within a 7-day cooling-off period after accepting your agreement, as long as:
Your tenancy hasn’t started yet, and
You haven’t moved into the accommodation.
If eligible, you’ll receive a full refund of rent and deposit, although a booking or admin fee may be retained where applicable.
What happens if I cancel after the 7-day cooling-off period but before moving in?
After the cooling-off period, you can still cancel, but only if a replacement tenant is found.
The replacement tenant must be approved by the landlord/operator
You may be charged a reasonable admin or re-marketing fee
Your liability ends once the new tenant’s contract begins
Can I cancel after my tenancy has started?
Yes, but you are still responsible for rent unless a replacement tenant is found.
You remain liable for rent until a replacement moves in
A £50 fee may be charged for room preparation
The landlord must approve the replacement tenant
Can I leave early if I am a student and something changes with my studies?
Yes, in certain cases you can end your tenancy early if:
You withdraw from or are refused entry to your university
You suspend your studies for more than 60 days due to illness (with confirmation)
You must:
Give at least 4 weeks’ written notice
Provide official proof from your university
Vacate the room on your agreed departure date
Pay a £50 room preparation fee
What if I don’t get into my university? (No Place, No Pay)
If you're a first-year student and you don’t get your university place, you can cancel before your tenancy starts.
You must provide:
Written cancellation notice
Proof (e.g. UCAS rejection or university confirmation)
If approved, you’ll get a full refund of rent and deposit.
What if my visa is refused? (No Visa, No Pay)
If you’re an international student and your visa is refused, you can cancel before your tenancy starts.
You must provide:
Written notice
Official visa refusal documents
If approved, you’ll receive a full refund of rent and deposit.
What if I need to leave because of personal circumstances?
In most cases, you’ll need a replacement tenant to take over your contract.
Until a replacement is approved and moves in, you remain responsible for rent.
What happens if the accommodation isn’t ready on my move-in date?
If your room is not available when your tenancy starts:
The landlord will try to offer alternative accommodation
If no suitable option is available, you may cancel and receive a full refund
What happens if a tenant passes away?
The tenancy ends immediately, and:
No further rent is charged after the date of death
Any prepaid rent will be refunded to the tenant’s estate
How long do refunds take?
Refunds are processed within a reasonable timeframe after cancellation is approved.
