About The Court Yard

The Court Yard student residence in Southampton is located in a central location with various transport links nearby. The stunning Southampton Common park is 19 minutes away from the property by walking. A cool live music venue called the Brook is located on the same street as the property as well.

This student home has 24/7 CCTV, high-speed Wi-Fi, study rooms, secure bike storage, on-site laundry, and an on-site gym. All utility bills are included in the overall price.

Cancellation Policy

Can I cancel my booking?

If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:

  • You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
  • If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.

1st Year Applicants Only

If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.

To apply to be released from the agreement you will need to provide:

  • Written confirmation that you wish to cancel your reservation.
  • Supporting evidence from the University or UCAS.

Special conditions

You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.

Booked studio for 20/21. Room is very nice and has all that I need. Have felt very safe since arriving and everything is cleaned. The staff have helped me a lot with questions I have.

Utterly unprofessional! From moving in to moving out, my entire experience as a tenant at the Court Yard has been utterly unacceptable. The management of this building are completely incompetent. I received neither an official moving in procedure, nor a moving out procedure and the time in between matched this level of unprofessionalism. The Court Yard operates with an unresponsive management team who do not care about the tenants at all and only care that they receive the monthly and overpriced rent. When I first arrived at the Court Yard last September, eager to move into my studio flat, I was incredibly shocked and disgusted that there was no one there to even let me into the building, let alone check me in. In fact the management was not even aware that I was meant to move in despite the fact that I had emailed ahead to inform them. It took a good hour to track down a member of the management team to get them out to the building in order to let me in, and after a 3 hour journey to Southampton, neither myself or my father, who had driven me, were impressed. I was then only given my key and let into my room. I was informed that I would soon receive the official moving in documents such as inventory and a safety agreement for the gym. I never received any documents. The management team were unresponsive to my emails throughout the year, and many of my emails went totally unanswered. The only time the management team does contact you is on the very day that the rent is due stating that you are late on payment. As a side note, the rent is extremely over priced for the service, or lack there of, you receive. There is no on site management which means that the only people on site who can help with situations such as fire alarms, are the student ambassadors. Whilst the student ambassadors were useful they were also naturally very busy with their own lives at University and thus were not always on site. This means (and not due to the student ambassadors fault) that when the fire alarm went off when it was a false alarm, there was no one, or in fact no one trained to turn it off. There have been occasions where the alarm has gone off continuously for over half an hour because no one was trained to turn it off and once again management could not be reached. I had hoped that the management was improving towards the end of my stay when I received a reply to some of my recent emails concerning a maintenance issue which was resolved very promptly. However, any hope I had for the management team improving, was proven to be just wishful thinking after my very unprofessional and yet expected check out procedure. I had scheduled to check out of the Court Yard at 3pm today and this was confirmed with management. Finally looking forward to moving out of this headache of a building, I was met with more disappointment as no one arrived for my check out. After calling up management, I was told that they had me scheduled down for a check out at 4pm despite all correspondence clearing stating 3pm. With a long drive ahead of me, I did not have the time to waste sitting around for a member of management to come out to the building so I agreed to leave my keys in my room and left without any official moving out procedure. My whole experience at the Court Yard has been one let down after another. The management team do not care about the tenants, only about money and are totally incompetent and unprofessional. If you are planning on living here, my advice, don’t.
