Cancellation Policy

Bookings made before 1st August:

7-Day Cooling Off Period

If you decide to cancel your accommodation booking within 7 days of accepting your tenancy agreement, you will receive a full refund of your booking fee.

If you secure your accommodation and then cancel it due to the following reasons:

  • Failure to receive grades (all academic years)
  • Failure to obtain a VISA (all academic years)
  • Studying in an alternative City

Official written evidence from the University (and/or UCAS/relevant VISA authorities) must be sent directly to the Property Team within 3 calendar days of the results or decision being published. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned.

If none of the above reasons is applicable, you will be required to find a replacement person to take over your tenancy. Any bookings made after 1st August will have a 24hr cooling off period

After Cooling Off Period

Students can cancel after the cooling-off period for the following reasons:

  • Failure to receive grades
  • Failure to obtain a visa
  • Studying in an alternative city
  • The pre-sessional English language course required to take up their university place is cancelled
  • Government travel restrictions prevent them from travelling to the UK.
  • They are enrolled on a face-to-face course, and the University delays the start of the course.

Bookings made on or after 1st August 2020

If you book your accommodation after 1st August 2020, your cooling-off period will reduce to 24 hours only from the point of acceptance. If you cancel your booking within these 24 hours, your full deposit will be returned. Should you wish to cancel after these 24 hours, the previous procedures will apply depending on your circumstances.

COVID Update

We will seek to delay the start of the tenancy for any new residents who were due to arrive in the UK, but cannot check-in because of flight cancellations, visa delays or travel restrictions.

For residents who have already checked in and can’t return to their Student Roost home because of the restrictions in the UK, we’re pleased to offer a discount of up to 6 weeks’ rent. This will largely affect UK domestic students, but may also affect some international students who travelled home for the holidays.

Mary page apartments flat 5 Have recently moved in for the 21-22 semester at university on move in I found my key fob does not work, no problem i'll get a new one, however only to find out that no key fob would work and I had to be given a master key because the door was broken, a week later and it still doesn't work. I also found my flat has no hot water and student roost have zero intention of fixxing it one week later and they still keep saying "somebody will be up tomorrow to fix it" but then say "oh sorry they lost track of time" not i'm being told the contractor is having to order parts but they have no idea on when i'll be able to have a warm shower, instead expecting me to shower in a different building all because they are inept in providing basics

This company does not care about students in the slightest! All they want it your money, I would not recommend living here at all. The rooms are not what the pictures look like, nor are the kitchens. There is barely enough room for our whole flat to socialise (when we were all there). When we first arrived it was clear the building had NOT been cleaned at all, with food all up the walls, rubbish in the lift and construction dust everywhere! The courtyard is just some concrete with a single bench in. I have not been in the property since October due to Covid-19, yet Student Roost have told me several times to return to the property despite the University telling me to stay at home just so they don't have to provide us with a refund. AVOID AT ALL COST!

Be careful when you finish your contract with them. They DO NOT REFUND MY DEPOSIT BACK UNTIL NOW since I left there A HALF YEAR AGO after living there for a year. They refurbished some buildings but the sink and shower drains are easily blocked. I don't recommend for internationals.
