Payment & Cancellation
Payment Terms
1. Payment to Secure Booking
- A payment is required at the time of booking to secure the room.
- Accepted methods: card or open banking transfer.
2. How Booking Payment is Treated
- Any rental payment made at booking is deducted from the final rent instalment.
- If the rental agreement is signed on or after 1 August, the first instalment must be paid according to the payment schedule.
3. Rent Payment Schedule
- Students can select a preferred payment schedule during booking.
- The full payment schedule is available before accepting the rental agreement.
Payments must be made in line with the agreed schedule.
4. Guarantor & Payment Liability
- A guarantor is required (subject to eligibility criteria).
- The guarantor is responsible for any unpaid rent or outstanding balances.
Student Roost will contact the guarantor only if payments are missed. - Failure to provide a guarantor may result in booking cancellation.
5. Dual Occupancy (If Applicable)
- Both residents are jointly liable for rent.
An additional fee applies and must be paid according to the payment schedule.
6. Discounts & Incentives
- Discounts or cashback offers are subject to campaign terms.
- Typically applied to the final rent instalment.
- Prices may vary due to dynamic pricing.
7. What Rent Includes
Rent includes:
- Utility bills
- Internet
- Contents insurance
- Access to communal spaces
- Maintenance service (excluding resident-caused damage)
- Parcel service
Rent does not include:
- Laundry usage (where applicable)
- Optional internet or insurance upgrades
Cancellation Policy
Cancellation Before Check-In
Student Roost may cancel your booking at its discretion at any time before you check in to the property under certain conditions, including:
Unpaid rent or any amounts owed under prior tenancy agreements.
Failure to pay rent by the due date as per the selected payment frequency.
Failure to pay the damages deposit.
Failure to provide your guarantor's signed agreement within the required timeframe.
Not checking in within 14 days of the tenancy start date, unless late arrival arrangements have been made.
Termination During Tenancy Period
Student Roost may terminate your tenancy agreement during the tenancy period if:
You cease to be a full-time student.
You engage in criminal behaviour.
You breach your tenancy agreement.
Cooling-Off Period
You can cancel your booking in writing within 3 days of accepting your occupation contract for a full refund. For bookings made after 1 August 2026, the cooling-off period is reduced to 24 hours. If you check in during this period, the cooling-off period will automatically end.
Cancelling After Cooling-Off Period
If you cancel after the cooling-off period without meeting the cancellation criteria, you will be liable for the full rent for the entire term. If you are released under specific conditions, you will be liable for rent for four weeks.
Replacement Contract Holder
You may find a suitable replacement contract holder for your obligations, subject to our approval and specific conditions being met.
Cancellation Criteria
You may cancel your occupational contract under certain criteria, including:
Visa refusal.
Failure to obtain required grades for university admission.
Exceptional circumstances such as serious medical issues or bereavement.
Evidence must be provided to support your request.
How to Submit a Cancellation Request
To submit a cancellation request with supporting evidence, complete the required form. If approved and submitted before the tenancy start date, obligations will cease from the start date.
Damage Deposit Return
If your cancellation request is approved, your damage deposit will be returned, subject to deductions for unpaid rent and room condition if you have already moved in.
Important Notes
Early completion of the academic year or examination period does not qualify for a release from your tenancy; you will remain liable for full rent.
