When is rent due?

Rent is payable monthly in advance and must be received no later than the first working day of each rental month.

For partial rental months, rent is charged pro rata, unless otherwise stated.


How do I pay my rent?

Rent is generally paid directly to the landlord using the bank account details provided in the rental agreement.

For certain listings:

  • The first month's rent must be paid through the Wunderflats platform when the booking is confirmed.
  • The payment will be transferred to the landlord 48 hours after the contract start date.
  • Pro rata payments are not available for these listings.


When do I need to pay the first month's rent?

Depending on the listing, the first month's rent must be paid either:

  • Directly to the landlord before move-in, or
  • Through the Wunderflats platform at the time of booking confirmation.

The applicable payment method will be specified in the listing and rental agreement.


When is the security deposit due?

The security deposit must be paid directly to the landlord before moving into the apartment.


What costs are involved in renting through Wunderflats?

Browsing listings and submitting rental requests is free of charge.

Depending on the property, the following costs may apply:

  • All-inclusive rent
  • Security deposit
  • Final cleaning fee
  • Wunderflats Service Fee


What is the Wunderflats Service Fee?

The Wunderflats Service Fee is a one-time, upfront fee payable when you confirm a booking after the landlord has accepted your request.

The fee varies depending on the property's location.


What payments are required before move-in?

Before moving in, you may be required to pay:

  • The first month's all-inclusive rent (either directly to the landlord or through the Wunderflats platform, depending on the listing)
  • The security deposit
  • The final cleaning fee

The exact requirements will be stated in the rental agreement.


What payments are required after move-in?

From the second month onwards, you must pay the monthly all-inclusive rent directly to the landlord in accordance with the rental agreement.


Does the Wunderflats Service Fee apply to all bookings?

No. The Helfende Wände refugee housing platform is free of charge, and the Wunderflats Service Fee does not apply.

Cancellation Policy

Can I cancel my booking before it is completed?


Yes. Both the tenant and landlord may cancel the booking process at any time before a binding booking has been completed.


Can I cancel after the booking has been completed?

Generally, no. Once a binding booking has been completed, early termination is not permitted.


Are there any exceptions that allow early termination?

Yes. Early termination may be possible in exceptional circumstances, including:

  • You are not given access to the apartment.
  • Access to the apartment is delayed beyond the agreed move-in date.
  • There is a serious health or safety risk in the apartment.


What if my plans change after booking?

You may discuss an early termination directly with your landlord. In many cases, landlords may agree to end the tenancy early if a suitable replacement tenant is found.

Can support help with finding a replacement tenant?

Yes. Support can assist with communication and help facilitate the search for a replacement tenant

Can I terminate a fixed-term tenancy before it ends?

No. Fixed-term rental agreements generally cannot be terminated early, except in the exceptional circumstances outlined above.


Do I have a right of withdrawal?

If you are renting from a commercial landlord, you may have a 14-day right of withdrawal if:

  • The tenancy agreement was signed online, and
  • You did not view the apartment in person before signing.

If applicable, the relevant withdrawal clause will be included in your tenancy agreement.
