Payment Terms
Is a security deposit required?
Yes. A security deposit may be required and is collected upon signing the lease, depending on the length of stay.
When is the security deposit refunded?
The security deposit will be refunded within one month of move-out, in accordance with applicable legislation, provided there is no damage identified during the exit inspection and all outstanding debts have been paid.
What payments are required before move-in?
Depending on the booking, you may be required to pay administrative fees, the security deposit, and the first month's rent. A payment link for the applicable charges will be sent together with the residential lease.
How long do I have to complete the required payments?
You and any guarantor must sign the lease and pay all required amounts within 5 business days of receiving the lease and payment link.
What happens if I do not make the required payments on time?
If the lease is not signed and the required payments are not received within 5 business days, the lease will automatically lapse.
Do I need a guarantor or guarantee?
To secure the reservation, a physical bank guarantee or deposit is required. Alternative guarantee arrangements may be accepted through certain partner organisations or companies.
What is included in the accommodation price?
The accommodation price covers the apartment only. Optional services are charged separately.
Are there any additional charges not included in the rent?
Yes. Additional charges may include administrative fees, residence tax, garbage tax, and optional services.
Does the accommodation price include VAT?
Prices are calculated using a 10% VAT rate, which may be subject to change.
When is rent due?
Rent must be paid within the first 5 days of each month.
What happens if I miss a payment?
If a joint guarantor or guaranteeing organisation has been provided, they may be called upon to cover the outstanding amount. Any unpaid amounts may also be recovered through legal means.
Cancellation Policy
Can I cancel my booking if I am not admitted to my university?
Yes. You may cancel your booking free of charge before the contract start date if you are not admitted to a university or higher education institution in the region for which you originally booked.
What evidence do I need to provide?
You must provide proof that you have enrolled in a university or higher education institution located in a different region. This can include an admission letter or another official document confirming your enrolment.
When must I submit my cancellation request?
Your cancellation request must be submitted before the start date of your booking contract. Requests received after this date are not eligible for free cancellation.
How do I request a cancellation?
You must send your request by email and include:
- Your full name
- Your booking details (including reservation number and dates)
- Proof of enrolment in another region
What happens after I submit my request?
Once your request and supporting documents have been reviewed and approved, you will receive an email confirming that your booking contract has been cancelled free of charge.
