Payment & Cancellation
Payment Terms
An advance rent payment of £100–£300 (depending on location) is required to allocate a room.
In England, the advance rent is deducted from the first rent instalment/payment due before the tenancy start date.
In Scotland, the advance rent is deducted from the first rent instalment/payment due on the tenancy start date.
Cancellation Policy
Can I cancel my booking after signing the tenancy agreement?
Once your booking has been completed and countersigned, it becomes a legally binding agreement. However, you may still be eligible to cancel in certain circumstances, such as visa refusal, not obtaining a university place, or approved medical withdrawal from your university.
Can I cancel if I do not get my UK student visa?
Yes. If your visa application is refused, you can cancel your booking and receive a refund of any advance rent paid. You must provide a copy of your visa refusal letter within 48 hours of receiving the decision. This applies to bookings due to start within 30 days of the visa decision.
Can I cancel if I am not accepted into university?
Yes. If you fail to obtain the required grades or are not offered a place at your chosen university, you may cancel your booking. You must provide a university rejection letter or evidence that your exam results did not meet the university's entry requirements within 48 hours of receiving the outcome.
What happens if I withdraw from university after moving in?
In some cases, students may be permitted to leave their tenancy early without financial penalty due to medical withdrawal from their university, in line with the ANUK Code. You should contact your property manager to discuss your circumstances and provide supporting documentation from your university.
Can I find someone to take over my tenancy?
Yes. You may be able to arrange for a replacement tenant to take over your contract, subject to approval by the accommodation provider. While the provider may assist, finding a replacement tenant remains your responsibility.
Will I receive a refund if a replacement tenant is found?
If an approved replacement tenant signs the tenancy agreement, pays their rent, and moves into the accommodation, any eligible refund will be processed after deducting any applicable non-refundable charges.
Are there any restrictions on replacement tenants?
Yes. If there are fewer than 12 weeks remaining on your tenancy agreement, the accommodation provider may not be able to accept a replacement tenant.
What happens if I pay the advance rent but do not complete my booking?
If you reserve a room and pay the advance rent but later decide not to proceed with the booking, part or all of the advance rent may be retained. The non-refundable amount will be the lower of:
The advance rent paid; or
One week's rent.
Can I end my tenancy early by giving notice?
No. As the accommodation is classified as Purpose-Built Student Accommodation (PBSA) and falls under exemptions within the Renters' Rights Act in England, standard statutory rights to end a tenancy early do not apply. Students remain responsible for the full fixed-term tenancy unless an approved release or replacement tenant arrangement is agreed.
