Payment Terms

Where can I find the full termination policy? It is available in the booking section and on the documents page. You must read and understand it before confirming your booking. Can I cancel within the initial period? Yes. You may cancel within 7 days of accepting the offer or paying the deposit (whichever occurs first), provided you have not moved into the property. If eligible, your security deposit will be refunded in full. How long does it take to receive the deposit refund? Refunds are normally processed within 28 working days of cancellation. If the deposit has already been secured with a third-party protection scheme, the refund may take up to 60 days due to the scheme’s processing time. In this case, the refund will be issued directly by the scheme and may require a repayment reference provided by them. The landlord cannot influence or speed up this process. Deposits are legally required to be protected in a third-party scheme. What happens if I cancel after the 7-day initial period? You remain liable for rent on a weekly basis, including any part-week, until the room is re-let. When will I be released from the agreement after late cancellation? You will only be released once the room has been successfully re-let and any required release payment or fees have been paid. Spent my third year at Daisybank and it’s the best accommodation I’ve been in. A really good place to study in but only a short walk to the city centre and university. I really like my room, high ceilings and a nice window gives it a nice atmosphere. The staff are also really lovely, they’ve helped me with any problems I’ve had and done so much to make my experience better. I really like it here and if I was studying next year, I’d definitely rebook.

I had a great experience staying here, and the staff have always been so helpful and supportive. In particular, Suzy at reception has been amazing! She has been incredibly helpful throughout my stay, always going above and beyond to assist with any requests and making sure everything was taken care of. Her friendly and approachable attitude made my time here so much easier and more enjoyable.

Thank you for making my experience so positive and I’d highly recommend this accommodation to anyone looking for a welcoming and supportive place to stay.

The location is very convenient, just a 15–20 minute walk or a 10-minute bike ride to the University of Manchester. It’s tucked away in a quiet area, so it’s very peaceful at night, which is great for studying or resting.

The rooms are incredibly spacious and fully equipped with everything you need. The management team also does regular checks and maintenance to ensure everything stays in good condition.

I’d especially like to give a huge shout-out to Suzy, one of the staff members at Daisybank Villas. She is incredibly friendly, responsible, and always willing to help. Whenever I had any issues or requests, she responded quickly and efficiently. There were even times when I felt emotionally overwhelmed due to personal reasons, and Suzy was always there like a big sister  listening patiently and offering thoughtful advice that really helped cheer me up. I’m genuinely grateful for all the kind support she and the rest of the team provided over the past year!

Parcels are delivered to and safely stored at reception, which is super convenient. If anything needs fixing, you can report it through the app and it will be handled promptly. The accommodation team also organises lovely little events from time to time, like handing out desserts, small gifts, or running fun raffles, which creates a really warm and friendly community vibe.

Considering all this, the rent is actually very reasonable and great value for money. Overall, I had a fantastic experience here, and I’d definitely recommend Daisybank Villas to any incoming students. Don’t miss out — it’s a great place to call home during your studies!

10/10 student accommodation. This student accommodation is great the support and facilities in place makes daisy bank so convenient. I’ll start of with the support from the staff. Suzy the receptionist is ever so kind she deals with all enquires on the spot and is always happy to help! She always makes sure there are no issues and does her best to accommodate to our needs. The maintenance guy is also really great! He deals with issues promptly and is also very kind and is happy to help with whatever. All the other staff are great too, such as the cleaners who are always friendly and helpful too! All the staff go above and beyond which is greatly appreciated!! The accommodation is so close to the universities too which make it great because you can walk it everytime and the shops are nearby too so it’s not a hassle getting your groceries back to your accommodation. The facilities here are great too , they always celebrate cultural events and always have goodies to offer students. They also deal with our deliveries which takes away the stress of making sure our package is delivered safely which is also greatly appreciated. The accommodation too is really nice and cosy, which makes it more home like. Overall, I highly recommend this accommodation it’s great in every aspect and I can’t name any faults with it!

Good place for students, I lived there for one month and it was nice and quite
The only thing is that there was a very bright light coming from out side. I have spoken to them to change the light direction, but they did not do anything. Hence, during this month was very difficult to sleep..
Otherwise, the place is very nice and has very fast internet and very close to everywhere.
