Available Payment Methods

You can pay for your accommodation in one of two ways:

• Full Payment:

Pay the total contract amount upfront at booking. Some properties allow a £200 advance rent payment at booking, which is deducted from the total due on 1 August. If you book after 1 August, the full amount must be paid at booking.

• Instalment Plan:

The contract amount is split into several payments during the tenancy. A £200 advance rent payment is required at booking and is deducted from the second instalment.

A guarantor is required to use this option. If booking after 1 August, the advance rent and first instalment must be paid at booking.

Deposit / Booking Fee

No deposit or booking fee is charged. Instead, an initial rent payment is made at booking, which forms part of the total rent due.

Rent Payment Schedule (51/45/44/43-week contracts – 2026/27)

• Advance rent: at booking

• 1st instalment: 1 August 2026

• 2nd instalment: 28 September 2026

• 3rd instalment: 13 January 2027

• 4th instalment: 14 April 2027

This policy outlines the terms for cancelling a room booking managed by Host Student.

1. Before the Tenancy Agreement is Finalised

• Within 7 Days of Application: If you cancel in writing before receiving a Booking Confirmation and within seven days of your initial application, you will receive a full refund of your Advance Rent.

• After 7 Days: If the tenancy agreement is not completed within seven days of your application, Host Student reserves the right to retain the Advance Rent regardless of which party cancels the booking.

2. After the Tenancy Agreement is Finalised

• The 72-Hour Grace Period: You may cancel for a full refund if you provide written notice within 72 hours of receiving your Booking Confirmation, provided the tenancy period has not yet started.

• Outside the Grace Period: If you cancel more than 72 hours after confirmation or after the tenancy has begun, you remain legally responsible for the full rent. Host Student will attempt to find a replacement tenant, but this is not guaranteed. You are liable for all costs until a new tenant officially takes over the room, at which point any remaining Advance Rent will be refunded, minus the rent owed for the period leading up to the takeover.

3. Cancellations by The Team

Host Student may terminate the agreement under the following conditions:

• Non-Payment: If required rent payments are not made by their due dates prior to move-in, the booking will be cancelled, and the Advance Rent will not be refunded.

• Inaccuracy: Any booking found to be based on false or misleading information will be cancelled.

• Unforeseen Circumstances: If Host Student must cancel the agreement due to factors beyond their control, you will be notified as soon as possible and receive a full refund of all payments made.
